This is a full-time 40-hour position (potential for flexible schedule)

Responsibilities include, but are not limited to:

Monitor and enforce resident leases, following through on violations of the lease in accordance with state and federal regulations

Act as the primary liaison with legal counsel regarding any lease violations, seeking guidance on any legal action needed including court appearances.

Implement and enforce all policies governing the property; work with internal teams to ensure the physical environment is safe, clean and well maintained.

Ensure property compliance with all regulatory agencies; maintain accurate residency records and provide timely reports to funders and regulatory entities as needed.

Complete annual recertification by designated due dates.

Oversee property management software database; keep accurate records of all tenants.

Bid and negotiate all property-level service contracts (i.e. snow plowing, landscaping, fire alarm testing, elevator R&M, HVAC R&M, etc.).

Assist with coordination of capital improvement projects. Monitor and manage projects, as well as solicit and analyze proposals for capital projects.

Inspect assigned properties regularly to ensure proper maintenance and service levels.  Identify physical improvements and deficiencies and correct them in accordance with budget guidelines and established property standards.

Rent collections/ensure timely rent payments. Issue late notices, court notices, negotiate payment plans with delinquent tenants, and initiate collection proceedings as needed.

Assist with management of in-house maintenance crew.

Oversee work and implement controls to ensure effective contractor performance.

Make certain comprehensive plans in place to instruct tenants and the property management team on how to prepare for and respond to emergencies of all types. Periodically check to see that emergency action plans are current.

Minimize the risk of exposure to liability by enforcing compliance with guidelines, regulations, and policies. Identify and deal with safety hazards.

Assist with special projects as requested by the Director.

Requirements

Proven experience in property management and project management.

Strong understanding of relevant laws and regulations.

Excellent communication and interpersonal skills.

Ability to manage multiple priorities in a fast-paced environment.

Proficiency in property management software and database systems.

Strong organizational skills and attention to detail.
