Position Overview:

The Real Estate team at S:US is tasked with maintaining and expanding S:US’ large and diverse Real Estate portfolio, consisting of over 100 residential buildings and 10 offices and clinics. Our team’s goal is to fulfill S:US’ commitment to reducing homelessness and providing a life of purpose by ensuring all of our residents have a safe, clean, affordable place to call home, and all our staff have the right work environment to carry out the mission. This is an exciting time for S:US as we have a dynamic and growing pipeline of affordable and supportive housing, with 700 units in construction and another 1000 in predevelopment.  S:US is among the two largest providers of supportive housing in New York State, and among the largest nationally. After surveying all buildings, the person will be responsible for developing an overall security plan for all S:US Facilities. In addition, the person will oversee security operations for all S:US buildings. Finally, the person will supervise all 3rd party security companies and negotiate and manage security contracts. 

This position will be frequently subjected to both indoor and outdoor environmental conditions and temperature changes (extreme cold or extreme heat) with or without effective protection from the weather. The incumbent may also be frequently subject to hazards including a variety of physical conditions, as well as occasional atmospheric hazards (i.e. conditions that affect the respiratory system such as fumes, odors, dust, mists, gases, or poor ventilation). The incumbent may occasionally be subject to noise sufficient to cause the worker to shout in order to be heard above the noise. 

ESSENTIAL DUTIES & RESPONSIBILITIES:

Responsibilities include, but are not limited to: 

Within the first 6 months, develop a vision for the Security operations at S:US and presents said vision and framework to supervisor and other stakeholders for input, discussion and approval

Beginning with high activity sites, visit all S:US properties to develop/evaluate security plans

Within first 12 months, develop plan for security at Starhill campus, including public park 

Negotiate all contracts with outside security vendors (currently 4 companies covering 40+ sites)

Develop procedures for assigning, training and supervising security guards at S:US properties

Develop procedure for approving 3rd party security time sheets

Maintain high level communication with outside security companies to ensure quality service 

Conduct security survey for future S:US real estate projects

Review blueprint on new construction

Liaise with local law enforcement on all properties, as needed

Working with IT Dept. and S:US real estate partners, reviews and recommends on site CCTV Systems

Work closely with AVP of IT Ops, Vice President of Affordable Housing, VP for Real Estate, Chief Program Officer Property and Program staff, as well as other Support Services staff

In coordination with QA Dept. responds to major incidents

Respond to court appearance notice for testimony 

Attend tenant meetings as needed

Organized: ability to meet deadlines, multi-task while juggling competing priorities, high attention to detail.

Teamwork: Ability to work both independently and in a team-oriented environment. Performs work activities requiring negotiating, instructing, supervising, persuading or speaking with others.

Self-Motivated: independent thinker with the ability to demonstrate initiative and endeavor to maintain a stable level of productivity.

Competencies/Essential Job Functions:

This position consists mainly of sedentary work. The position may require exertion of up to 10 pounds of force occasionally and/or negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body. The role involves sitting most of the time. 

The incumbent is required to have close visual acuity to perform activities such as: viewing a computer and/or closed-circuit surveillance systems; extensive reading and visual inspection involving small defects.   

The incumbent is also required to have visual acuity to determine the accuracy, neatness, and thoroughness of the work assigned or to make general observations of facilities or structures (i.e., security guard, inspections, reports, etc.). 

This role frequently requires standing for sustained periods of time; walking and/or moving about on foot to accomplish tasks particularly for long distances; moving from one work site to another or occasionally in narrow aisles, hallways, or passageways 

The incumbent will occasionally be expected to occasionally climb, stoop, bend, kneel, crouch, reach, push, pull, grasp, feel and touch objects with fingers, palm, and hands and to lift up to 10 pounds 

Job Requirements:

REQUIRED EDUCATION AND EXPERIENCE

High school diploma or equivalent required; college preferred. 

8+ years of comparable experience with at least 3-5 years of managerial experience in directing security operations of a similar sized organization or company

PREFERRED QUALIFICATIONS & SKILLS

Bachelor's Degree

Military or Law enforcement experience

Preferred Additional Knowledge, Skills and Abilities: 

Must be proficient in Microsoft Office applications 

Familiar with Yardi or similar industry-based database

Knowledge of multiple CCTV systems and access control systems

Exemplary customer service skills 

Must display ability to complete tasks/projects on-time  

Strong analytical skills.  

Strong attention to detail.

Knowledge of de-escalation and problem solving
