Hybrid Role:

* Work Arrangement: 2 days working from home, including property visit days, and 3 days in the office.

Role Overview:

As a Senior Property Manager, you will leverage your experience in lettings to deliver excellent service to landlords and tenants. You will manage all aspects of the tenancy process from check-in to check-out and support your Manager in leading the team, coaching, and mentoring junior staff. This role is based in our Aldershot office, covering a local fully managed portfolio.

Job Purpose:

* Provide daily support to your immediate Manager/Director for the smooth running of the office.

* Assist colleagues with complex issues, providing support and guidance as needed, and taking control of situations that could expose our customers or business to risk.

* Cover your Manager’s role during their absence or leave.

* Manage pre-tenancy checks and address any works that arise.

* Contact landlords and tenants within 48 hours of move-in to introduce yourself as their main contact.

* Handle all issues arising during the tenancy, primarily maintenance-related.

* Conduct property visits, report to landlords, address tenant issues, and manage maintenance tasks.

* Liaise with contractors to complete works orders and process payments.

* Actively promote our refurbishment service and generate leads.

* Collaborate with compliance personnel to meet safety compliance targets.

* Negotiate deposits at tenancy end and ensure properties are ready for the next tenancy, including void management if needed.

Responsibilities:

* Support your Manager in the smooth running of the department.

* Manage your own portfolio within a specific geographical area.

Hours:

* Monday to Friday: 8:45 am – 5:30 pm
