Contracts Manager – Responsive Maintenance (Damp & Mould + FRA)

We’re recruiting an experienced Contracts Manager to join a well-established main contractor delivering responsive maintenance services across South East London and North Kent. This is a key leadership role overseeing two long-term frameworks, each with a 4-year duration, offering stability, autonomy, and genuine career progression.

The Role
Reporting directly to the Operations Director, you will take full operational responsibility for two contracts:

* A Damp & Mould remediation programme

* A Fire Risk Assessment (FRA) works contract

Each contract services approximately 1,200 properties per year, requiring strong organisational skills and the ability to manage multiple workstreams effectively.

You’ll lead a team of 5 direct staff, while coordinating a trusted and established supply chain of operatives to deliver high-quality, compliant works. This role demands a balance of commercial awareness, operational oversight, and people leadership.

What You’ll Be Doing

* Managing day-to-day delivery across both contracts, ensuring KPIs and SLAs are consistently met

* Reporting performance, risks, and progress to the Operations Director

* Leading, mentoring, and developing your direct team

* Overseeing subcontractor performance and maintaining strong supply chain relationships

* Driving quality, compliance, and health & safety standards

* Working closely with clients and senior leadership to ensure smooth contract delivery and continuous improvement

Why This Role Stands Out
This isn’t just another Contracts Manager position. You’ll be joining a business that:

* Is financially strong and cash-rich, providing stability and security

* Has a supportive, experienced leadership team that empowers its managers

* Boasts a great company culture with genuinely low staff turnover

* Is growing at an impressive 30% year-on-year, creating real opportunities for progression

* Offers excellent salary and benefits, reflecting the importance of the role

About You

* Proven experience as a Contracts Manager (ideally within social housing or responsive maintenance)

* Strong understanding of damp & mould remediation and/or FRA works (highly desirable)

* Confident managing subcontractors and supply chain delivery models

* A natural leader who can motivate teams and build strong client relationships

* Commercially aware, organised, and solutions-focused

If you’re looking for a role where you can make a real impact, work with a forward-thinking contractor, and develop your career as the business continues to expand, this is an opportunity worth exploring
