The opportunity
We're looking for an experienced Project Manager to lead the delivery of modular building projects across Kildare and the wider Leinster region. This is a high-impact role in a growing part of the business-driving design-and-build delivery using Modern Methods of Construction (MMC), with a strong focus on programme certainty, safety, quality, and client experience.
You'll take projects from early engagement through design coordination, manufacture/offsite production, logistics, on-site installation and handover-working closely with internal teams, designers, modular suppliers and site delivery.
Key responsibilities
Lead end-to-end delivery of modular / MMC construction projects, ensuring safe, predictable outcomes.
Manage design & build process: programme, design coordination, design risk, approvals, and change control.
Coordinate with offsite manufacturers, ensuring production aligns with design freeze, QA requirements, and installation sequencing.
Own project controls: programme, cost, risk, reporting, procurement, and client communications.
Drive commercial performance with QS/commercial team: valuations, variations, forecasting, and subcontractor management.
Oversee logistics planning for modular installs (cranage, permits, transport, site constraints, temporary works).
Ensure robust HSEQ compliance and a "right-first-time" quality culture across factory and site activities.
Lead project teams effectively: set expectations, remove blockers, and maintain momentum to hit milestones.
Deliver high-quality handovers: commissioning coordination, O&M documentation, defects management, closeout.
What you'll bring
Proven PM experience delivering design & build projects with a main contractor.
Solid experience in MMC / modular / offsite construction (or closely related prefabrication systems).
Strong capability managing design processes: consultant coordination, design development, and design change.
Track record delivering to programme and budget with clear reporting and stakeholder control.
