Position Overview: 

Real estate experience a MUST

The Director of Operations for the Development Division will be responsible for overseeing and managing the day-to-day operations for the division, ensuring efficiency, productivity, and alignment with the firm’s strategic goals. This role will require strong leadership, excellent communication skills, and a deep understanding of real estate development processes.

Key Responsibilities:

ELA Advising on Negotiations & Execution:

Collaborate with CEO to structure contract negotiations with Developer clients. Enhance negotiation strategies and work to achieve best possible outcomes. Work with CEO to draft, review, liaise with attorneys to finalize ELA’s and ELA addendums.

Responsible for all contract filing, circulation, proper documentation and oversee legal requirements.

Agent Agreements/Contracts:

Draft, manage and oversee agent agreements, ensuring accuracy and compliance. Work with ONE Sotheby’s Onboarding team to ensure proper onboarding and documentation for each agent working on a development as an in-house sales associate.

Referral Agreements:

Oversee and manage referral agreements to ensure compliance and maximized benefits.

Reporting for Ownership & Developer Clients:

Provide ownership and Development clients quarterly reports, ensuring accurate data collection, analysis, and presentation of each development’s performance.

Prepare and present weekly traffic reports for each development to present at Development Division weekly corporate meetings.

Corporate agendas - Lead corporate calls, prepare agendas for all corporate calls present and ensure all staff is prepared for corporate meetings.

Responsible for all Developer reporting ensuring reports are accurate, well-structured and delivered on time.

Maintain detailed weekly reports for due diligence projects, including sales reports, deal summaries, draw matrices, and weekly sales reports by volume, square footage, and PPSF based on sold units.

Onboarding of Developments, Staff within Division & In-House Sales teams

Responsible for gathering proper documentation for each new development – contracts, condo docs, reservation agreements, broker registrations, etc.

Responsible for coordinating developer meetings, setting cadence, informing developers of company offerings, etc.

Responsible for Agent & Staff onboarding process

Responsible for staff trainings within the department

Market Research:

Conduct and oversee research activities for developers and Ownership to support strategic decision-making. Sales and inventory market data, market comparable, pricing analysis, etc.

Development Pipeline Management:

Manage Development pipeline, ensuring timely and effective responses to developers and maintaining regular communication.

Development Stacking, Pricing, and Release Strategies:

Develop and implement strategies for stacking, pricing, and inventory releases for each development.

Broker & Database Management

Accounting Collaboration:

Work closely with the accounting department to maintain detailed financial reports for the sales teams, including expenses, AP, AR, draws, commissions, and more.

Liaison Responsibilities:

Serve as the liaison between ONE SIR and inventory/management systems to ensure seamless integration and functionality.

Requirements

MUST have real estate / new development experience

Bachelor’s degree in Business Administration, Real Estate, Finance, or a related field.

Minimum of 5 years of experience in real estate operations, preferably in a development setting.

Strong negotiation skills and experience in ELA negotiations.

Proficiency in data analysis and report generation.

Excellent organizational and project management skills.

Ability to lead and manage a team effectively.

Strong communication and interpersonal skills.

Proficiency in inventory and management systems.
