Our client, a reputable and professional Lettings Agent who takes pride in delivering nothing less than outstanding services within Property Lettings and Management in Grantham and the surrounding area. Due to the continued success of their award-winning office, we are looking for a Property Manager to join their team and be jointly responsible for daily operations and management within their 400 residential property portfolio along side the Senior Property Manager. You will ensure the properties are well-maintained, landlords and tenants are satisfied, and rental income is maximised.

You'll be joining, not only a highly renowned company within property, but also a company that posses very strong core values for it's team. You'll be involved in quarterly team outings, have an all expenses Christmas Party, take part in charity events. The company are even known to treat you to breakfast, and in the heat of summer have their very own ice-cream van delivered to their door! This is to recognise the teams efforts and the cohesion within the team that ultimately provides the outstanding service the company is recognised for. Not only that, you will have 23 days annual leave in addition to public bank holidays, birthday leave, company pension, internal referral commission and invitations to company events throughout the year and future employee benefits in recognition of service and performance.

Your roles shall also include but won't be limited to:-
- Co ordinate maintenance and repairs as needed
- Invoicing of contractors
- Dealing with tenants, landlords & contractors both face to face and by telephone
- Organising and scheduling of gas and electric safety checks, energy performance certificates, PAT testing & legionella risk assessments
- Uphold health and safety standards within the properties
- Managing and scheduling regular property inspections
- Some account administration
- Issues of legal documentation
- At times covering property checks/completion of works if fellow team members are on leave (full driving licence and own car essential)

The successful candidate must have:-
- Possess strong and up-to-date knowledge of the regulations and legislations within the Lettings Sector.
- Carry a positive attitude .
- Strong organisational skills and time-management.
- Manage maintenance repairs, invoicing contractors, tenants, landlords, safety of compliance within he property.
- Be a confident and clear communicator.
- Focused on delivering the very best customer service to our clients
- IT literate; Microsoft & previous CRM systems.
- Ability to work effectively under pressure and meet tight deadlines.
- Collaborate effectively with team members to achieve common goals and support & assist colleagues when needed.
