Maintenance Operative

Stoke on Trent and Surrounding areas

Up to £31,000 Plus Price Work and Overtime

Monday to Friday - 40 Hour week

Flexible Hours

This is a role with a company that has high hopes to be one of the leading FM Companies in the UK by 2026. They currently maintain approx. 3000 buildings across the UK. The role will involve looking after a variety of sites including commercial, distribution centres, hospitality, rail, educational vets and casinos.

Main Tasks and Responsibilities as a Maintenance Operative -

* To maintain, repair or install various electrical, mechanical and fabric assets as required.

* To ensure all works are undertaken to a high standard and comply with all relevant regulations and standards.

* To ensure all visits and tasks are completed within the required timescale with uplifts requested where required.

* To ensure all quotations produced are to a high standard, with correct part numbers provided for all items and photos to reference the required works.

* To ensure compliance documents, quotations and worksheets are submitted before leaving the clients premises.

* To ensure there are no blocks or payment holds related to any of works carried out allowing the business to invoice the client before leaving the building.

* To waterproof all visits prior to attendance and to ensure materials, permits and any access restrictions are confirmed.

* To ensure all queries by supervisor or office staff are promptly actioned.

* To carry out surveys for potential works when required.

Planned Monthly Visits

* To attend site as per the pre-planned schedule to carry out monthly checks to various assets which have been agreed with the client.

* To carry out general repairs identified by the site staff within the confirmed budget and timeframe

* To update the company’s System and client system using the company supplied hardware.

* To report any major defects found during monthly visit which may require a specialist contractor to attend.

Planned Compliance Visits

* To carry out compliance visits within the skill set in line with the pre-planned programme to include PAT Testing, Fixed Wire Testing, Emergency Light Testing , Fire Alarm Testing , Fire Equipment Inspections, F-Gas Inspections and Gas Safety Inspections (This list is not exhaustive)

Project Works

* To work on projects as required by the business of a varying nature across various disciplines and timeframes

Reactive Works

* To attend reactive works within the engineer’s skill set and manage workloads in conjunction with all works on the engineers planning system.

Knowledge an Experience needed as a Maintenance Operative -

* 5 years engineering background in any of the following industries: FM, M&E, Fire, Fabric, AC or Refrigeration, Shutters or Doors.

* Previous experience undertaking reactive maintenance.

Develop good and effective relationships with all aspects of the business internally and externally.

Good commercial awareness

*

Ability to take a pro-active approach and problem solve

*

Excellent planning and Organisational skills

*

Excellent written and oral communication skills
