Ripple Effect Consulting is seeking a talented Project Manager with proven multifamily and retail project experience to join our team.

Some of the specific core responsibilities of the Residential/Commercial Construction Manager include:
Manage the entitlement and construction process of an expanding national real estate development firm while working closely with the partners of Ripple Effect Consulting to deliver successful developments on time and under budget.
Supervise and direct all aspects of onsite development for new residential, retail and mixed-use communities, requiring robust knowledge of entitlements, approvals, and permit requirements.
Assist with the design, budgeting and layout for all retail and residential developments.
Hold overall responsibility for safety, direction, completion and financial outcome of residential construction projects from initial budget through project closeout.
Organize and create a structure for successful development projects, including hiring and managing the general contractor, civil engineer, architect and all other construction related consultants.
Manage and mitigate the construction related financial risks throughout a development lifecycle.
Ensure quality construction by the general contractor and all related subcontractors, ensure safety standards and the proper use of construction techniques.
Work in conjunction with the general contractor to accurately estimate and value engineer projects from conceptual budget through construction documents.
Provide an initial schedule for estimating and bidding purposes and detailed baseline schedule for construction activities.
Write scope of work, negotiate, award and enforce all construction related contracts.
Ensure compliance with all Owner contract requirements, including all vendor insurance and bonding requirements.
Work out of Ripple Effect Consulting’s Denver office location with regular travel to job sites in the Denver market and intermittent travel to other development locations throughout the country.
Direct weekly construction meetings and check on the construction status of the project to provide updates to the owners of Ripple Effect Consulting.
Manage projects in progress including vendor coordination, conflict resolution, documentation and ensuring quality and safety.
Manage project costs through the ongoing evaluation of change orders, and continue to forecast and analyze construction costs, exposures and profits through project completion.
Requirements
Qualifications and Expectations
Four-year degree in a Construction or Engineering Related Field
5-10 Years of proven Project Management experience on retail, residential and mixed-use construction projects.
Knowledge of construction management processes, means and methods, building products, construction details, relevant rules, regulations and quality and safety standards
Experience with the entitlement and pre-construction process
Competent in crisis and conflict management
Requires proven experience and judgement
Prepare and participate in presentations and development meetings with owners
Excellent written and verbal communication skills
