JOB SUMMARY:

Performs routine and extensive preventative maintenance and repair procedures on Health and Wellness buildings, mechanical equipment and utility systems.

MAJOR TASKS AND RESPONSIBILITIES:

Plan, prioritize and organize daily work load with or without help from Supervisor. Take the lead to direct, train and work alongside with other Maintenance Workers. Receive and follow-up on work orders; provide daily logs and weekly progress reports and other necessary documents or records as required.

Use various types of hand and power tools such as saws, axes, drills, weed eaters, blowers, shovels, rakes, and hoes. Performs minor adjustments and occasional complex repairs to mechanical equipment.

Keeps inventory of equipment and program vehicles make recommendations for repair, replacement, maintenance and services.

Repairs and/or replaces defective equipment and electronic parts.

Operates various building systems such as building control for HVAC system, fire alarm systems, and emergency back–up generators.

Performs repairs and work in plumbing, carpentry, minor electrical, painting, HVAC and other associated building maintenance as required.

Purchase supplies and parts; obtain bids and quotations, evaluate prices and make purchasing recommendations. Prepare and provide cost estimates for a variety of projects and assist in budget planning process.

Sweep and clean facility perimeters.

Responds to calls as needed for emergency repairs and maintenance.

Will serve as a Lead for subordinate Facilities entry level staff in safety and general maintenance of commercial building.

Because of the Tribe’s commitment to community service and the well-being of its members, each employee may be expected to perform a wide range of office and field duties from time to time. Such duties may or may not be related to their regular job responsibilities.

EDUCATION - EXPERIENCE AND TRAINING FOR POSITION:

Required: High school diploma or GED equivalent and two (2) years of related work experience in building maintenance and/or repair.

Preferred: Experience in commercial building maintenance; specialized training in at least one of the following trades: electrical, carpentry, masonry, plumbing, or HVAC.

SPECIFIC SKILLS/KNOWLEDGE/ABILITIES REQUIRED FOR POSITION:

Skill in: Completing assigned work in a timely and safe efficient manner; Operating small hand and power tools; Safely operating tools and equipment; maintenance of equipment; organization and time-management; oral and written communication; customer service; inventory and bid process; operating standard office equipment, including personal computer.

Knowledge of: Basic math; safe work practices; maintenance and repair of equipment typically found in a commercial building.

Ability to: Read and write; communicate clearly and concisely, both orally and in writing; maintain accurate records; complete required reports; train staff; monitor the work of staff; follow verbal and written instructions; operate and care for tools and equipment; observe safety requirements and safe work practices; perform work involving regular physical activity; establish and maintain cooperative work relationships; arrive to work in a timely manner; attend required training; work varying shifts.

PHYSICAL REQUIREMENTS:

While performing the duties of this job, the employee is regularly required to reach with hands and arms. The employee frequently is required to stand; walk; and use hands to finger, handle, feel or operate objects, tools, or controls. The employee is occasionally required to sit; climb or balance; stoop, kneel, crouch, or crawl; and talk or hear. The employee must frequently lift and/or move up to 50 pounds and occasionally lift and/or move more than 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

While performing the duties of this job, the employee regularly works near moving mechanical parts and in outside weather conditions. The employee frequently works in high, precarious places and is frequently exposed to wet and/or humid conditions, fumes or airborne particles, toxic or caustic chemicals, and vibration. The employee is occasionally exposed to risk of electrical shock.

Licenses or Certifications Required:

Must have a current and valid Washington State driver’s license.
