Overview:

Gilbane Development Company (GDC) is looking for an eager candidate to become a part of our Public-Private Partnerships (P3) development team. The Senior Analyst is a critical function within GDC’s P3 group with substantial responsibility. In addition to providing general support to development directors and senior leadership, this individual will be accountable for functions essential to the P3 vertical deal team, including but not limited to development and management of project financial pro formas, conducting commercial due diligence on new opportunities, assisting in drafting of responses to public procurements, assembling documentation for financial closings, preparing and tracking project budgets, and coordinating activities with various project teaming partners and clients, including state and municipal governmental agencies, secondary and higher education institutions, and other quasi- government entities.

Responsibilities:

Financial modeling and analysis related to proposed projects and developing potential financing solutions in coordination with Gilbane’s lenders and financing partners.

Assist GDC’s marketing and proposals team with crafting responses to project procurements (RFIs, RFQs, RFPs, etc.)

Conduct research and analyze quantitative and qualitative data to assist in the assessment of new opportunities across various asset types within the social infrastructure space.

Communicate and help cultivate relationships with internal and external stakeholders of GDC’s P3 projects.

Serve as liaison across all GDC functional areas, including accounting, property management and construction to help drive projects to commercial and financial closing.

Evaluate and track the performance of completed projects against benchmarks, hurdles, and original underwriting projections.

Assist with all required due diligence leading to financial closings, including the review and analysis of legal documents, financial reports, and operating plans.

Maintain the P3 development team’s databases and document management systems.

Qualifications:

Bachelor’s degree required; economics, finance, real estate, accounting or engineering majors desirable.

Master’s degree or master’s degree candidate desirable

2-5 years’ experience in a similar position or evidenced interest in real estate, public finance, and infrastructure

Highly competent in Microsoft Excel with demonstrated financial modelling skills in the areas of project finance, public finance and/or real estate.

Strong analytical skills and comprehensive understanding of key financial and investment concepts such as IRR, NPV, DSCR, etc.

Familiarity with the municipal bond market and bond financing concepts considered a plus.

Good communication skills (written and oral) with ability to convey quantitative and qualitative analysis in a clear and concise manner.

Intellectually curious with an interest in issues related to government, secondary and higher education, and public infrastructure.

Ability to work independently with limited direction on assigned projects and tasks assigned by senior members of the development team.

Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.
