Overview:

The Bartlett Tree Research Laboratory (Charlotte, NC) is hiring a Maintenance Supervisor! This position performs the full scope of on-site buildings and grounds maintenance services. 

Responsibilities:

PRIMARY DUTIES Performs daily, weekly, and monthly building and systems checks on all buildings, including the conference center, lab, maintenance building, cottage, and intern house

Coordinates building cleaning schedules for interior and exterior of each building as needed

Manages trash and recycle pick-ups with waste management services

Manages and schedules pest control services

Performs troubleshooting and basic repairs for electrical, plumbing, lighting, painting, and caulking 

Coordinates getting 3 estimates for repairs that need to be out sourced

Schedules septic system services

Helps oversee maintenance and inspections of HVAC systems, including air filters and drain pans

Helps oversee maintenance and inspections of fire suppression and safety system, including fire pump station, smoke alarms, fire extinguishers, exit signs, emergency lighting, and carbon monoxide detectors

Routinely checks interior and exterior lighting fixtures and replaces bulbs as necessary

Coordinates with diagnostic clinic cleaning of soil traps 

Maintains heating and cooling systems in greenhouse and propagation house, including greasing and adjusting gears and levers for roof and side ventilation 

Monitors and repairs drainage / runoff issues around buildings

Ensures compliance with necessary code enforcement agencies   

Oversees operations and controls of irrigation system

Adjust programming and timing of irrigation zones according Horticulturalist recommendations of plant needs

Performs routine spot checks to ensure each zone is properly functioning as to flow rate, timing, and coverage

Replaces, adjusts, and repairs irrigation heads 

Responsible for any repairs necessary to maintain irrigation system, including plumbing and electrical

Performs general maintenance and winterization of pumps and wells 

Maintains an inventory of parts and supplies as well as all tools and equipment needed for the irrigation system

Manages and conserves water resources

Coordinates with researchers and technicians on irrigation needs for research plots

Installs and monitors tensiometers as needed

Helps manage and record temperature and precipitation data from various stations

Connects and manages irrigation controls with weather station input

Manages and inspects irrigation needs in nurseries and greenhouses

Maintains a backup well for irrigation system

Manages pressure washing and cleaning of vinyl fencing

Regularly checks and coordinates repairs of vinyl, livestock, and parameter fencing as needed

Helps coordinate maintenance and repairs to gravel / tar and chip roads

Understands how to program gate opening / closing schedules

Maintenance and repairs of all gate components, including chains, hinges, latches and locking mechanisms

General upkeep of pole barn and silo

Provides instruction and support to maintenance crews when needed on projects

Performs regular maintenance and repairs to tractors and equipment 

   MISCELLANEOUS DUTIES Responsible for carrying out other duties as assigned by the crew leader or designated supervisor or local manager
