The position: This position serves as support for the onsite management teams in all aspects of property management. This requires evaluation of the effectives of the service staff in meeting guidelines and following established policy and procedure; creating and implementing training programs; inspecting and creating reports for each property to identify structural and safety liabilities; identifying capital improvements; leading the new asset inspection team and producing a report for management on the overall condition of an asset.
Responsibilities:
Provides both on-site training and classroom training for service associates in all aspects of essential job duties.
Manages capital projects by producing scope of work, creating contract stipulations, and overseeing work as completed to ensure the quality expected by the owner.
Interviews candidates for Maintenance Manager on behalf of the Community Manager to ensure applicants meet knowledge and skill requirements of the job and make hiring recommendations.
Performs quarterly audits at all properties which requires travel to multiple states.
Performs due diligence audits on properties and produce cost estimates of repairs needed.
Performs other duties and projects as assigned by manager.
Qualifications:
Education & Experience:
A minimum of 5 years of related experience
Prior experience in Multifamily Community maintenance, plumbing, carpentry, electrical, and painting preferred
Valid Driver’s License EPA or HVAC certification; CPO certification preferred
Physical Requirements:
Must be able to walk, stand, climb stairs or ladders and access various areas of the property
May be required to push or pull items and reach overhead
May be required to bend, stoop or kneel
May require dexterity of hands and fingers and ability to grasp tools
Must be able to see to perform inspections, read blueprints and schematics and read computer screens
Must be able to hear and understand verbal communications in person and over the phone or computer
Must be able to hear to detect sounds indicating potential issues, such as machinery noises or alarms
May occasionally be required to lift or carry items weighing up to 50 pounds. Occasionally lifting heavier items with assistance of team members or lifting equipment
Must be able to operate various maintenance tools including power tools, ladders and lifts.
Must be able to operate a computer, keyboard, mouse and other office equipment
Work Environment:
This role is based on site and requires that the employee spend time outside with exposure to the elements.
May require working in confined spaces, heights and potentially hazardous areas
