Overview:

Summary:

The Accounts Receivable Specialist maintains the accounts receivable workflow by managing charges and dispositions of accounts receivable accounts. In addition, maintain accurate resident account receivable ledgers.

Essential Duties and Responsibilities:

Establishes and maintains a working relationship with Regional Managers, Property Managers, and other personnel to ensure the accounts receivable properly reflects the operations.

Respond to Accounts Receivable ticket requests pertaining to ledger and other non-payment questions.

Rebalance subsidized accounts.

In accordance with legal requirements, review and finalize accounts for; disposition of security deposits, canceled applicants, and denied applicants.

Review and reconcile A/R related GL accounts.

Review and reconcile exception reports for gross potential rent, holding fees, past accounts with prepaid balances, and past accounts reflecting a security deposit.

Process outstanding renewals for expiring leases prior to month end close.

Review ledgers of employee apartments for accuracy based upon reporting.

Responsible for A/R month end closing tasks.

Maintain A/R work papers.

Participate in new acquisition due diligence including on site lease audits.

Other duties may be assigned.

Education and/or Experience

Associates degree in Business, Accounting, or related field and/or 2 – 3 years related experience and/or training; or equivalent combination of education and experience.
