Job Summary :

The HVAC Tech II operates, monitors, and maintains heating, ventilation, and air conditioning systems. This role involves maintaining, troubleshooting, and repair of all HVAC-related facilities' mechanical and electrical components and equipment in accordance with SOPs, internal requirements, manufacturer specifications, and safety policies. The HVAC Tech II develops and secures a spare parts inventory of maintenance hand and power tools and recommends the purchase of tools, equipment, and supplies required to streamline maintenance and operational processes and increase efficiency. Assists engineers in developing control methods and procedures to improve systems efficiency.

Essential Duties:

Performs planned maintenance, repairs, modifications, and installations related to HVAC systems.

Coordinate and complete all Facility Service HVAC Work Orders from clients and building occupants.

Assist other technicians in the maintenance and repair of HVAC mechanical systems.

Utilize a Computerized Maintenance Management System to complete the required documentation of all work in a timely and accurate manner.

Uses and maintains HVAC-specific tools and equipment, ensuring they are clean and in proper working order.

Observes and complies with all company safety policies, using required personal protective equipment while performing HVAC-related tasks.

Contributes to and completes all facility team-based goals related to HVAC maintenance and operations.

Proficiency and/or familiarity in troubleshooting and repairing commercial HVAC systems to include some or all:

Hydronic systems – Water and Air Cooled Chillers, Domestic and Heating Water Boilers, Cooling Towers, Pumps, and ancillary components such as expansion tanks, valves and piping systems

Airside Fundamentals – Fan Coil Units, Air Handling Units, Variable Air Volume systems and Exhaust Fans

DX systems – Package units, Roof Top Units, Split systems, CRAC units, Water Source Heat Pumps, and VRF systems

Electrical Systems – Variable Frequency Drives, Motors, Motor Control Panels, and Electrical Distribution Components.

Knowledge of building automation systems (BAS) and energy management systems (EMS).

Ability to manipulate setpoints and scheduling in Building Automation Systems

Understand electrical wiring and control systems related to HVAC.

Proficient in reading and interpreting blueprints, schematics, and technical manuals.

Maintenance and Repair

Ability to perform preventative maintenance and repairs on various HVAC systems.

Experience with diagnostics and troubleshooting HVAC system issues.

Ability to develop and implement solutions to improve system performance.

Safety and Compliance

Adherence to safety protocols and regulations.

Knowledge of OSHA safety standards.

Use of personal protective equipment (PPE) as required.

Customer Service

Strong communication skills to interact with clients and building occupants.

Ability to provide excellent customer service and address customer concerns effectively.

Physical Abilities

Ability to lift and move heavy equipment and work in confined spaces and at heights.

Stamina to work in various environmental conditions, including extreme temperatures.

Documentation and Reporting

Accurate completion of paperwork, including maintenance logs and service reports.

Proficiency in using software tools for tracking work orders and maintenance activities.

Minimum Requirements:

Must have a Universal EPA 608 certification for processing and handling.

Minimum of 3-5 years of commercial HVAC experience.

High School Diploma or GED

Technical degree in related field is preferred.
