OCF Realty is one of Philadelphia’s top Property Management companies and we are adding an experienced Maintenance Technician dedicated to maintaining our expansive portfolio of over 3,000 units across central Philadelphia. This role plays a crucial part in preserving and enhancing the value of our clients' properties by ensuring optimal operating conditions, quality, and appearance of building systems. Responsibilities include general upkeep, cleaning of grounds and common areas, and timely completion of work orders, repairs, and turnovers. Computer proficiency is essential as our technicians are relied upon to maintain accurate records for billing work back to the owners. This position offers a salary of $55,000 - $65,000 commensurate with experience and includes a comprehensive benefits package that includes paid time off, medical and dental insurance, and 401k matching.

Note: This job is full-time and requires some weekend availability. Candidates will be required to work either a Monday-Friday or Sunday-Thursday schedule.

Essential Functions

Respond to Emergency Work Orders including clearing clogged toilets, sinks, drains, water leaks, loss of power, unsafe facility conditions, etc.

Perform maintenance related to HVAC troubleshooting, light appliance repair, basic carpentry, light electrical and plumbing, drain cleaning/troubleshooting, tub refinishing, drywall repair & paint, repair/replace locks, smoke detectors, and light fixtures, perform minor roof repairs, replace broken windows

Maintain accurate timekeeping records for each job, document activities, retain receipts, and upload all supporting documents into our Property Management Software, Appfolio.

Ensure properties are consistently free from hazards and maintain a safe environment

Drive to OCF-managed properties and various locations in the Philadelphia area to perform services, including transporting building materials and unloading vehicles with replacement parts

Assist property/business manager as needed in emergency situations

Light snow removal including clearing walkways and laying down rock salt to prevent slipping.

Clean vacant apartment units as well as common areas and building exterior to ensure that the building’s appearance is in line with company standards

Maintenance Coverage after-hours: handle emergency service requests outside of normal business hours (flood/power loss/etc.)
