Department Function The Cladding Remediation Team is established to assess and remediate fire safety defects in medium and high-rise buildings across the groups legacy portfolio of developments across England, Scotland, and Wales. To the standards agreed with the nations governments, the team will assess each building, and where remediation is required, will deliver a suitable remediation scheme to rectify the building. The commercial function within the team will ensure projects are planned and delivered in a commercially astute manner, ensuring contractors deliver contractually, and ensuring the businesses cladding remediation provision is effectively utilised and able to withstand scrutiny.

As a member of the team you will be directly contributing to improving the safety of buildings, and providing assurance to residents through our customer-focused approach to remediation.

Job summary/Purpose
Assist in the commercial function and reporting for projects within the team including site budgets, payments, benchmarking, WIP, cash flows and valuations.
Review of 3rd party cost plans for applications to the Taylor Wimpey Cladding Remediation Fund.
Monitor and report project remediation costs periodically reporting any savings and excesses.
Assist in the monitoring and evaluation of contractor performance.
Liaison with external consultants involved in the commercial function.
Collaboratively work with other TW internal departments.
To deputise for the Commercial Manager when required and assist in the training of junior members of the Commercial team. This role will be contracted to Head Office in High Wycombe and will require occasional attendance for team meetings. On a day-to-day basis this role can be a hybrid role based in a regional office.

Primary Responsibilities Review of 3rd party cost plans and tender returns

Review cost plans and tender returns from external applicants to the Taylor Wimpey Cladding Remediation Fund to ensure they meet commercial expectations.
Provide assurance to the Senior Commercial Manager and Director of Cladding Remediation as to robustness and acceptability of cost proposals. Scheduling and quantifying materials and labour

Ensure that commercial procedures comply with both the TW Commercial Manual and the TW Operating Framework.
Work alongside other departments to ensure project viability and improve cost effectiveness.
Ensure all specifications and programmes are complied with and that quality is not compromised.
Process applications and payments, and resolve any issues in conjunction with the Finance Department. Commercial Management

Assist in WIP and cash flow forecasting.
Monitor, reconcile and recharge any costs, which relate to shared cost items with either other businesses within the Group or external Companies.
Calculate all the prime costs on developments within your remit, reporting any movements in the costs since the preparation of the funding exercise.
Assist in the preparation of Project Budgets for authorisation by the Business Unit Management Team at the appropriate time.
Maintain the development budget both in Coins and BoQ.
Manage RSL valuations and attend meetings on site. Experience, Qualifications, Technical Requirements
Good knowledge of Building Regulations, NHBC and Health and Safety requirements.
Experience of high-rise construction, and cladding remediation projects.
Industry related business qualification.
Manage internal and external clients.
