Property Manager

OA are recruiting for a Property Manager to join our client’s team as they continue to grow their client base.

This is an exciting role with a varied portfolio from residential flats to luxury living spaces. There is scope to further progress your career, and really hone in on your People Leadership skills.

You will need to have around 3 years minimum experience in managing commercial and block properties, dealing with portfolios ranging from 200 units upwards.

Location: Elstree, Borehamwood

Hours: Full time, 9am – 5.30pm (Monday to Friday) with one day working from home after a successful probationary period.

Salary: £36,000 - £40,000

Property Manager - Key Responsibilities:

Responsibilities:

Manage portfolio and deliver excellent customer service.
Address customer queries within 24 hours, directly or through service managers.
Oversee H&S, FRA, and legal requirements.
Action site reports and lift engineering works.
Complete minutes and site reports within 5 days.
Coordinate with Head of Client Services to meet deadlines.
Uphold core values and contribute positively to company culture.
Schedule meetings for new sites.
Obtain quotes and source local contractors for value.
Create and sign contracts, ensuring s.20 compliance.
Ensure blocks have current H&S and FRA signage.
Authorise expenditure to maintain cash flow and work with accounts on budgets.
Set up leaseholder/resident meetings and send minutes within one week.
Ensure prompt maintenance and accuracy in seller’s packs.
Comply with legislation and best practices.
Verify asbestos reports or confirmations as required.
Attend and lead training sessions and team events.
Conduct and document site visits within one week
Processing:

Set up and monitor insurance claims.
Draft letters to leaseholders and residents about block issues.
Obtain at least 3 quotes for orders over £400.
Coordinate with onsite staff and ensure they have necessary supplies.
Handle site-related queries and provide cover in the absence of service managers.
Save reports, emails, and contracts in QUBE.
Send SMS and emails for urgent updates.
Source local contractors and manage contracts.
Conduct site visits, take photos, and complete reports within 5 working days.
Meet clients on-site for complex issues.
Find cost-saving opportunities and build relationships with contractors.
Contribute to monthly newsletters.
Produce up-to-date meter readings.
Re-tender contracts for best value (e.g., cleaning, gardening).
Attend AGMs/client meetings and write/send minutes.
Property Manager - Skills and Experience:

Experience as a Property Manager, with a portfolio size of 200+ units
Experience managing commercial and block properties.
Team leadership/people management experience
IRPM qualification is desirable but not essential
A good general knowledge of property management principles and procedures including: cladding, major works, section 20
Highly motivated to improve and learn.
Strong interpersonal skills with empathy for customer needs.
Proficient in QUBE and Windows applications (Word, Excel).
Excellent written and verbal communication skills.
