To effectively supervise and lead the day to day operation of the area’s maintenance team to ensure the effective and efficient operation of the site’s Mechanical, Electrical and fabric services
Working at a prestigious site in Cardiff
Supervision of the area Team in accordance with company Procedures and Policies.
Ensuring the efficient and effective operation, maintenance and repair of the sites M&E Plant and Equipment and Services.
Compliance with and record keeping as cvompany policy
Assisting with and participating in the Call out System.
Organise and if necessary assist in reactive repairs to the sites mechanical systems (BMS, Fire, Air Conditioning and Generators).
Prioritising and delegating reactive and Planned Preventative Maintenance tasks to the area team ensuring optimum levels of service delivery are being achieved.
Ensure that Planned Preventative Maintenance is carried out in line with task schedules and industry best practices.
Advising the Contract Manager on labour levels and holiday/absence cover.
First line supervision of Specialist Service Contractors, including Induction and signing off and action minor works listed on service report sheets in accordance with the Operations Manager.
Utilising Help Desk and PPM systems to monitor staff’s performance and ensure service delivery.
Ensure that routine maintenance is carried out to all building plant, equipment and systems to meet and exceed expectations, and agreed service level agreements. Includes statutory obligations
To assist fellow contract supervisors in organising and planning labour to complete all extra works in a timely manner and act as mentor to Lead Engineer.
Respond to Building Management System alarms, and effect emergency repairs as needed.
Show diligence in safe working both for themselves and occupants of the premises.
Ensure that suitable spares are available to carry out maintenance of the above plant.
Ensure that comprehensive maintenance records are kept in the form of “Frontline” task sheets.
Ensure that Method Statements and Risk Assessments are prepared for all tasks carried out to ensure safe working practices
Ensure the provision of a safe & healthy working environment, and ensure compliance with all Company policies and procedures, as well as client site policies, procedures and working arrangements, as required.
Ensure a professional image is presented to clients and visitors, and ensure excellence in customer service is delivered and promoted at all times.
Ensure that professional and technical skills are maintained through a commitment to personal development and life-long-learning.
Accountable to the Contract Manager
The post holder will deputise to the Contract Manager when required.
This post will have responsibility to obtain costs/quotes and requesting Purchase Orders to a pre- determined value
Accountable for maintaining appropriate stocks of spares and consumables, and ensuring their secure storage and controlled issue.
