SUMMARY:
Montgomery Development CC is currently seeking a Construction Project Manager to analyze architectural plans for projects and manage these projects from final budget approval to final construction completion. Montgomery is commencing work on a large multi-year mixed-use project. We are looking for the right people to create a strong management team to coordinate, design and construct several buildings on multiple sites in Chatham County and in the Triangle.
The Project Manager will be responsible for buyout, budgets, communicating and negotiating with subcontractors, performing final subcontractor selection, collecting/reviewing all submittals and creating/managing schedules. You will manage and have intimate project knowledge and have a thorough understanding of the project management processes (RFI's, COR's, critical path scheduling, etc.), project accounting processes and meeting contractual obligations. You must have excellent communication (verbal and written), negotiation, organizational, time management, problem-solving and computer skills as well as technical knowledge of construction and the ability to read architectural plans.
PRIMARY RESPONSIBILITIES:
Manage and interact with Project Engineers and Superintendents.
Review and analyze final budget, plans, specifications, owner contract requirements, and subcontractor bid comparisons in order to perform detailed scope review and subcontractor selection. This will include but not be limited to siding, roofing, HVAC/electrical/plumbing, flooring, sheetrock, structural, sitework, etc.
When project is awarded, review the approved scope of the contract, create construction schedule, complete buy-out of project through subcontractor selection and contract execution, attend pre-construction meetings and collaborate with the Project Engineer throughout the entire project to drive it to completion and exceed customer expectations at every turn.
Collect, review and provide all necessary submittals and cut sheets to architect.
Communicate effectively and professionally with internal peers and executives, as well as customer representatives of all levels.
Complete tasks according to assigned schedule while delivering high-quality work products.
Develop and build relationships with sub-contractors and customers.
Request and compile material and labor pricing to finalize change order requests.
Collect, review and respond to subcontractor RFI's, compile and submit RFI's to architect as necessary.
Create and maintain project logs as required by owner contract.
Create and submit project status packages to owner.
Schedule and conduct review meetings with the Construction Manager to assess project status and provide feedback.
Create and disperse O&M manuals and close out documents.
Maintain the project through warranty.
MINIMUM REQUIREMENTS:
3+ years of experience in the construction industry
Working knowledge of estimating & management of construction jobs (reviewing, understand, and performing take-offs on architectural plans; pricing/securing materials and building final job estimates and management through completion).
Excellent knowledge and experience with the Microsoft Office suite of products (includes Word, Excel, Outlook, etc.).
Must be 18 years or older.
Must be willing to take a drug test as part of the selection process.
Must be willing to submit to a background check as part of the selection process.
Must have unrestricted authorization to work in the United States.
Must be willing to travel (10-75% depending on project locations) by car or airplane and have a valid Driver's License.
Must be self-motivated, detail-oriented and willing to work hard.
Must work well independently or in a team environment.
Experiencing managing multiple resources in estimating capacity is preferred.
Excellent communication (verbal and written), negotiation, time management, organizational and problem-solving skills required.
Ability to prioritize tasks and make decisions within established guidelines and policies is a must.
DESIRED QUALIFICATIONS:
Prior work experience in the multi-family/retail/big-box/office construction industries and working knowledge of estimating and management of construction jobs (reviewing, understand, and performing take-offs on architectural plans; pricing/securing materials and building final job estimates and management through completion.
Must have demonstrable experience in using out-of-the box thinking to solve customer problems.
