Location: Reading, Berkshire & Oxford

Position: Permanent

Salary: £30,000 - £40,000

Hours: 35 hours per week (split between two sites)

Working within our Four Pillar strategy to complete tasks that ensure the building is well maintained for the client and our customers so that we can demonstrate full compliance with our statutory obligations as appointed managing agent.

This role reports to the Regional Manager.

About You

You will be an experienced Development Manager, who has managed residential properties. The successful candidate will have strong block management, service charge and section 20 experience. You will have managed large budgets and will have hands-on experience in the day to day running of a complex sites. You will have the gravitas and knowledge to hit the ground running, oversee major work projects and coordinate any issues as required. You will have a relevant property management qualification and in-depth understanding of the market.

Main Responsibilities

You will be responsible for the day to day management of two large and complex sites, acting as a representative towards Lessee and Developer clients as well as people management processes such as recruitment, training, control of rotas (within statutory working limits) monitoring of on-going performance, administration of leave, expenses and ad-hoc requests, and disciplinary and grievance.

Ensuring Health & Safety obligations and duty of care are met effectively, and all routine checks are in place and carried out, in addition, you need to manage any development works / projects, monitoring and supervising contractors instructed to carry out works on and around the Development.

Provision of effective response to emergency queries out of normal office hours to include attending site if appropriate.

The regular inspection and audit of all areas of the development, keeping detailed and accurate records of such. To include prompt rectification of cleaning and maintenance issues arising or escalation of serious areas of concern and large works to the Regional Manager.

Effective cost control and review of expenditure and accounts, including service charge accounts and preparation and presentation of Quarterly financial summary reports.

Handling residents feedback or complaints and assist with reported issues within their apartments ensuring that any issues are resolved or escalated to management where necessary.

Arrange and facilitate regular meetings with key stakeholders within the development, guiding and positively influencing decisions and disputes; encouraging open two way communication and information cascade.

Ensure that all the property is managed in accordance with key Health and Safety legislation including but not limited to Fire Safety, Asbestos and Legionella / water hygiene control regulations acting as the 'Responsible' Person for on-site Fire Safety regulation purposes

Complete all Fire, Health and Safety risk assessment/site inspection follow up actions within the defined timescales and take ownership of any Enforcement action and respond accordingly without delay to the relevant authorities

Skills and Experience

Demonstrable experience of housing or property management and delivering an exceptional customer service.

Commercially astute; able to use data, trend analysis and insights to make decisions.

Confident, articulate communicator - both orally and in writing; able to build relationships with all types of customer and client with a resolution focused mentality and ability to be flexible and creative in your approach.

Has the ability to effectively chair and present meetings and deliver complex updates and financial information to different audiences.

Efficient in maintaining administration and finance records electronically, preparing budget/accounts, ability dealing with problems and challenges effectively along the way.

Has knowledge of Health and Safety regulations, Housing Act legislation relevant to property management such as section 20 notices / major works

Ability to work under pressure and to deadlines, able to prioritise and delegate and manage time effectively.

Be able to remain calm in challenging or conflicting situations whilst focusing on achieving positive outcomes.
