Property Manager - Commercial & Mixed Use Property

Hours: Monday to Friday 9.00 - 17.30pm (37.5 hours) 1 hour for lunch - some flexibility is required due to the nature of this role.

Salary: Starts at £30K basic + huge quarterly bonuses

Summary of Job: To undertake the role of Property Manager within both the Commercial and Mixed Use property sectors ensuring a first class service is offered to clients. Able to work in co-operation as part of a team or individually to prioritise tasks. £30K basic + huge quarterly bonuses

Main Tasks
  • The effective management of commercial & mixed-use property
  • Understanding: The resources of the client, the agreed and defined objectives of the client
  • Ensure: Effective communications with interested parties, proper systems are maintained for carrying out repairs and maintenance of properties, comprehensive and accurate collection of all relevant facts, compliance with all internal and RICS standards, all evidence is captured on internal database
  • Preparation of: Budgets and end of year accounts, including interim client reports, notices, schedules of condition and dilapidations
  • Develop agree & review strategic management plans with client
  • Identify and separately manage specific projects
  • Undertaking Tenant negotiations including Tenancy succession.
  • Respond to Tenant enquiries politely, effectively & timely
  • Carry out Property inspections & record findings
  • Production of memorandums of tenancies
  • Managing and securing payment for contract variations and contractual claims
  • Project risk management, review of contract documentation and contractual correspondence
  • Reviewing commercial aspects of sub-contract agreements, accounts, interim and final account agreement and claims/dispute management

Person Specification:

  • Thorough understanding of commercial & residential leases including statute & case law
  • Promote instructions for the full range of valuations in the commercial sector
  • Investment experience in retail, office & industrial commercial sectors
  • Capable of research
  • Sound knowledge of business and management principles
  • Assist in maintaining and improving professional standards
  • Must be able to communicate effectively
  • Must be able to build effective relationships with clients, agencies and stakeholders
  • Must have good organisational skills and capable of dealing with and delivering a large number of projects
  • Must have a good level of competence in Word, Outlook & Excel.
  • Must be professional at all times, both in and outside the work environment
  • Must have the ability to work collaboratively
  • Must have a driving licence and willingness to travel on behalf of the firm
  • Ability to identify and resolve problems at an early stage
