Capital Project Lead

Who they are:

A FTSE 100 financial institution, due to a sharp intake in workload, is currently searching for a new European project lead. Because of their growth, their Corporate Real Estate Division is looking for a motivated and experienced European project lead to lead project delivery for the EMEA region.

This prestigious company is currently working on some globally recognised projects. The projects team aims to create and manage high performance work environments that improve performance at an individual, team and Group level. Our spaces are managed to the highest possible standard reflecting our culture and aspirations. The team is structured with a small central team that sets direction, strategy and governance and a large delivery team that is outsourced to service providers.

The role:

The role of the European project lead will be to look after multiple projects to manage depending on pipeline and workflow and they will be responsible for the programme and budget performance of their projects and accountable for ensuring internal design, procurement, operations and comms executives, are performing their function on any given project.

What you'll do:

  • Outline project brief by meeting with internal stakeholders and communicating the brief to the external team
  • Undertake due diligence where required, working with acquisitions team. This will involve organising building surveys, measured surveys, coordinating test fits with COMPANY space planners and appraising the technical suitability of prospective target buildings and feeding into the lease documentation to ensure consent for proposed works
  • Advise and agree appropriate project route and set expectations with the development director
  • Manage and coordinate the respective internal and external teams, dealing with external team appointments, landlord liaison, space planning, interior design, exterior architectural design and planning application process, financial planning, risk profiling, tender process management, environmental and sustainability considerations, licence for alterations/consents etc. Agreeing key commercial, planning, legal activities with development director to include setting budgets and agreeing fees
  • Take responsibility for overall ownership for project budget, fully inclusive of all areas (fees, construction, FF&E)
  • Work with internal stakeholders and project team to decide upon the look and feel and general arrangement details for the project, ensuring any variations throughout the project are approved by the same internal stakeholders
  • Agree with the development director the business model and ensure it is in line with budget and financial expectations on an ongoing basis
  • Instigate furniture meetings, coordinating internal and external project teams, ensuring that the project parameters (budget and timelines) are communicated clearly. This will include making sure all COMPANY direct items are procured at the appropriate time and that they are communicated to the main contractor to work into the overall programme and arrange any necessary attendances
  • Work with both internal and external teams (incl COMPANY direct sub-contractors and suppliers) to tailor the scheme to meet the expectations of all stakeholders taking into consideration design, functionality, budget, timing etc, driving the programme and decision making, as necessary
  • Coordinate and communicate with internal teams to ensure opening dates are agreed and met and a consistent message is delivered to the business and its clients
  • Arrange and facilitate regular project and design team meetings
  • Constantly monitor the design development to ensure construction drawings are up to date and coordinated to represent what we require, paying attention to small power, lighting and joinery drawings
  • Liaise with the finance team to provide regular updates on cost and programme
  • Ensure that the appropriate building handover and training with O&Ms is organised and/or completed with the COMPANY operational teams and coordinated in advance with the portfolio team to enable maintenance contracts to be placed in advance of opening
