We are a major construction management firm that has been building top-quality construction within various market segments throughout the Metropolitan area. Our well-established firm specializes in high-end mixed-use and commercial projects. We are looking for senior project managers, with commercial high rise experience, to join our team. The Project Manager will coordinate and plan projects from beginning to end. They have numerous duties, including preparing budgets and cost estimates, creating schedules, responding to issues and delays, collaborating with engineers and architects, communicating with clients about progress and ensuring safety regulations and codes are met. JOB RESPONSIBILITIES: Develop a risk management plan based on review of contract documentsNegotiate difficult contractsDemonstrate sound supervision of budget controls and cost controls planInterpret legal and construction documents and administer the prime contractDevelop and maintain project schedulesWorking knowledge and application of basic estimating and quantity take-offs; produce detailed studies that support production budgetsGather, analyze and interpret information on approval time, fabrication and delivery of all itemsDevelop and maintain project budget; project cost forecasts; labor management maintenance and control; project cost control; monitor all expenditures with superintendent; analyze cost reports and take appropriate action; ensure accuracy of reporting; approve and prepare all scope changes and associated costs; establish Schedule of Values for monthly billing; submit monthly billing; collect interim billings and final billingComplete understanding of contracts and the application; prepare subcontracts, purchase orders and change orders; ensure all contract requirements are maintained throughout the project (safety documents, insurance, bond, etc.)Ultimately responsible for all documentation on projectMonitor job mobilization; good technical knowledge of construction process; evaluate construction processControl and facilitate all project meetingsUltimately responsible for successful project closeout, including contract requirements and work scope itemsListen to, understand and effectively respond to customer needs and concernsMonitor large or multiple projects in different stages of development; effective delegation of control and monitoringDevelop and maintain positive relationships with clients and peers
JOB REQUIREMENTS Bachelor's degree in construction management, civil engineering or related field preferred
