The New Homes Development Team is responsible for the delivery of new build mixed tenure housing and regeneration projects. Playing a key role in meeting the Council's target of 11,000 new Council Homes by 2043.
Be responsible for carrying out on site quality inspections of work across a portfolio of projects including new build housing projects, phased regeneration developments, Hidden homes and property acquisitions.
Provide detailed weekly updates and comprehensive monthly reports.
To help ensure developments meets all the required standards for New Build Developments including Southwarks' design standards and challenging contractors and consultants on any failings or shortcomings.
To co-ordinate and carry out a programme of defects inspections helping to drive all parties to achieve zero defects. Liaising closely with building control and ensuring the required approvals are in place.
To provide technical advice and guidance to the Client Team during the client and' contractor design development and construction phases, reviewing all documentation for compliance.
Provide technical input, advice and direction into the reviews of; and improvements to the Council's New Homes Design brief and Employers Requirements, helping shape the future standards for the on-going 30 year programme.
Knowledge of construction including an outline knowledge of mechanical and electrical services.
Educated to HND level in a construction related discipline; and/or able to demonstrate the necessary relevant experience.
Relevant qualifications (CllOB, RIGS or CABE) or relevant experience of working on refurbishment of new build developments.
Knowledge of New Build Design & Build process.
Knowledge of building regulation standards and construction legislation.
Knowledge of preparing short site reports on contractors and sites.
Extensive experience of supervising a wide range of projects.
Extensive experience of working in a construction related environment.
Experience of working with multi-trade contractors.
Experience of managing/monitoring contract programmes.
Experience of inspecting new build and refurbishment developments.
Proven attention to detail and ability to work of a variety of tasks simultaneously.
Ability to work independently, exercising good initiative and judgment.
Ability to communicate effectively both verbally and in writing.
Ability to effectively prioritise and meet deadlines when faced with conflicting priorities.
Special Conditions of Employment
Will be required on occasions to wear protective clothing and use safety equipment.
There will be an occasional requirement to attend meetings in the evening and at weekends to deal with health and safety matters.
May be required to attend sites out of normal office hours and within urgent time scales to deal with emergencies.
The post qualifies for Essential Car User.
To work outside normal working hours to attend meetings or events
Must demonstrate an understanding of the issues relating to equal opportunities in service delivery and provision within the Housing and Modernisation Department and to actively promote ways of eradicating racism, sexism and other forms of negative discrimination through the Council's policies and procedures.
Must be able to climb onto scaffolding structures, including those of high-rise buildings and climb ladders to effectively carry out required inspections.
