Building Maintenance Inspector
£15.72 per hour
1 Responsible to the Building Maintenance Manager for the provision of technical support on non-routine repairs matters
2 Responsible for ensuring that vacant properties are prepared for reletting or sale to the required standard and in the timescales laid down in Departmental procedures and contract specifications.
3 Assists the Building Maintenance Manager in dealing with tenants "Right to Repair" ensuring that the Council does not default under its responsibilities under the Act.
4 Prepares, signs and issues repair orders in respect of work allocated to him/ her. Checks invoices against orders and work done and prepares documentation for certification.
5 Assists the Building Maintenance Manager in the preparation of major works (Cl) referral forms ensuring that all sections of the form are completed correctly.
6 As directed by the Building Maintenance Manager prepares specifications for work requiring competitive quotations under the Council's Codes of Practice.
7 Assists the Building Maintenance Manager in the preparation of reports on non-routine maintenance requirements.
8 As directed by the Building Maintenance Manager deals with requests from leaseholders and tenants seeking approval for alterations and additions to their properties.
9 Assists the Building Maintenance Manager in preparing recommendations for properties to be included in the external decorations programme.
10 As directed by the Building Maintenance Manager provides technical expertise to assist in the resolution of any disputes relating to contractors charges or quality of work.
11 Responsible for ensuring that quality of work and value for money is obtained for all work under his/ her control.
12 Monitors the performance of new and existing contractors and makes recommendations to the Building Maintenance Manager for acceptance or deletion from the approved list.
13 Responsible for ensuring the Saffron computer system is continually updated in respect of planned and programmed works, ensuring that general technical data relating to property is collected, collated and input to the system.
14 Responds to correspondence within the timescales laid down corporately.
15 Liaises with other departments, statutory authorities and other agencies with regard to repairs matters.
16 Reports on insurance and fire claims, liaises with assessor, prepares specifications, seeks quotations, and arranges for the necessary work to be carried out.
17 Responsible for ensuring the provisions of the Health and Safety at Work Act are complied with at all times by contractors engaged on work on the housing stock. Liaises with safety advisors and inspectors from the Health and Safety Executive as necessary.
18 To be fully aware of and understand the duties and responsibilities arising from the Children Act 2004 and Working Together in relation to child protection and safeguarding children as this applies to your role within the Council. To also be fully aware of the principles of safeguarding as they apply to vulnerable adults in relation to your work role. To ensure that your line manager is made aware and kept fully informed of any concerns which you may have in relation to safeguarding and/or child protection.
