Head of Property Management
Hours: Monday to Friday 9am - 6:00pm and Saturdays on a rota basis.
Salary: £30,000, plus performance bonus structure

Our client a dynamic, fast-growing lettings business based in Manchester city centre, are renowned for their stylish interiors, smart technologies and space-saving elements and are popular with graduates, students and young professionals across the city. They are looking for a highly experienced, ambitious and driven property manager who has proven success in the lettings and property management industry.
You will have excellent team management skills and possess a natural ability to structure and motivate your team; you will lead team meetings and ensure efficiency of your staff through ongoing training, instruction and leadership
You will be the face of property management: highly professional, possess exceptional communication and customer service skills, and be uphold high standards both personally, within your team and in office appearance
You will be hungry to develop and continually improve the property management department and be pragmatic, structured and highly organised in your approach
You will be a problem solver and have the ability and experience to deal with a variety of tenant concerns and requests in a professional and timely manner
You will ensure that the property management function is run in a competent, efficient and professional way
You will oversee all aspects of property management: ensuring rents collected on time and in full, void periods are kept to a minimum, legal proceedings are commenced where required, accurate and updated records are maintained, check-in periods run smoothly and efficiently, company financial objectives are met, and compliance with legislation
You will ensure that your team members are competent and deal with tenants and applicants in a diligent and professional way, achieving a very high customer satisfaction score and regular positive reviews
You will be responsible for reporting to company directors on tenant ledgers, occupancy levels, voids, balance sheet, rent roll, renewals, and be able to give up-to-date and accurate information when requested
You will be a naturally upbeat and positive person with a can-do attitude and a strong work ethic
You will have a solid knowledge of property and tenant legislation, and be articulate, both verbally and in written form
You will work closely with the head of maintenance in maintaining appearance of our developments and addressing any concerns from tenants
Skills and Experience:
You will have a minimum of 5 years' experience in the lettings and property management industry
