Our client is a provider of residential and commercial property management services in London and the South East. We currently have an opportunity to join us as part of the Commercial team.
The Property Advisor is a key post responsible for the day to day effective management of our commercial portfolio, with a current rent roll of circa £2.4 million pa.
Salary is £27,000 pa but for RICS members or exceptionally experienced candidates we would expect to discuss appropriate terms.
The prime purpose is to maximise rent, minimise voids and ensure the performance of these assets and you will have a clear understanding that market rental values are the driver.
Your role will be working within the small team reporting to the Commercial Property Manager dealing with all management aspects of a portfolio which includes retail, office, restaurant and other commercial assets. The commercial team deal in house with renewals, reviews, marketing, and letting so this responsible role is varied, professionally challenging but satisfying and rewarding.
You will be closely involved in the day to day management of the estate, ensuring rental demands are issued, monitoring rent accounts and taking action on arrears, dealing with repairs, responding to enquiries, undertaking site visits and working with other departments. You will also be marketing and negotiating terms for letting vacant units, lease renewals, rent reviews, landlord and tenant matters and a range of operational management issues. You will be carrying out property inspections, ensuring compliance with statutory measures, lease requirements and internal procedures and policies relevant to the successful management of the portfolio, responsible for ensuring the property management records and data are accurate, up to date and reliable.
We are seeking individuals with proven experience or an interest in commercial management, who can demonstrate exceptional organisational and administrative skills and a willingness to be involved in all aspects of a diverse management portfolio. RICS will be an advantage but is not a requirement and the role would suit a person looking to complete their RICS experience requirement and APC.

Computer literacy, specifically in the use of Microsoft Word and Excel will be required.
