Area: Dartmouth, TQ6 9SA
Pub Name: Seale Arms
Rent: £472 PW
Agreement Type: 5 Year Tenancy
Set in the heart of the idyllic town of Dartmouth, the Seale Arms is a firm favourite with many locals but also benefits from having letting room accommodation to host the numerous tourists that visit the area. For many years, this pub has operated as a drinking establishment and has played host to many of the local sporting teams. However, an existing ground floor commercial kitchen means there's plenty of scope to add a food offer to further enhance the trade for locals and visitors alike. The main body of this Cask Marque accredited community mainstream pub is a large open plan space with a central bar servery. It currently has a pool table, a darts area and a working open fireplace to the main lounge area. The customer area wraps around a central staircase that leads up to the accommodation. The galley-style commercial kitchen is more than adequate to produce a quality food offer for the available number of covers. There are currently four B&B letting rooms which are all en suite - a large family room, two king-sized rooms and a small double - and we're looking to add a fifth. Free Wi-Fi is provided throughout. The domestic accommodation will consist of two bedrooms, a kitchen, a lounge and a separate office area. This accommodation will be in good order and fully redecorated throughout. We're planning substantial investment to give this pub a full makeover.
