We manage a portfolio of 53+ hotels across the United States, and provide investor opportunities, hotel development services, hotel management services, and hospitality career opportunities to our partners and associates. We are currently looking to add a Vice President of Design and Construction to our corporate team located in Denver, CO.. Overall Responsibilities:. Manage a team of seasoned construction personnel on all aspects of the development process of complex urban hotel development projects. This includes all phases of development and project management including acquisition, financing, zoning/entitlements, design, and permitting.. Essential Job Functions:. Assist senior management in preparing financial and market feasibility analysis.. Prepare and monitor budgets, including preparation of monthly loan draw packages and lender and/or investor reports.. Obtain project entitlements and permits, including meetings with local jurisdictions to negotiate outstanding issues.. Interface with hotel brand companies, managers, etc. including negotiation of key business terms and related agreements.. Oversee RFP and contracting process for architects, engineers, contractors, and other project consultants.. Evaluate proposals and scopes, and formulate recommendations for the development team.. Track project schedules and monitor progress and delays.. Manage budgets and financial analytics to keep project-specific economic models up to date.. Schedule and conduct design and construction meetings.. Coordinate and attend meetings with regulatory and public officials.. Identify potential project risks and develop mitigation strategies, and regularly report project status to senior management.. Oversight of contractor performance during all construction phases.. Ensure all project documentation is complete, current and stored appropriately.. Monitors and reports project activities to ensure each project phase is progressing on schedule and within prescribed financial parameters.. Maintains a high level of communication and provides timely and accurate project documentation and reporting regarding project scope, design, budget, quality and schedule agreements.. Manage and supervise internal design and development team, leasing, and disposition of all phases of construction deliverables.. Possess a high degree of integrity and confidentiality in an entrepreneurial environment.. Work collaboratively with internal and external departments and operations teams to coordinate hotel efforts related to hotel acquisitions, dispositions, new builds and other transactions.. Essential Qualifications:. Bachelor's Degree in related field required, MBA or Master's Degree preferred.. Minimum of 4-6 years of development experience at the VP level in hotel and mixed-use experience in domestic urban developments from inception to grand opening.. Demonstrated ability to work independently.. Proven leadership skills needed to manage development team.. Strong quantitative background in development, including financial feasibility analysis, design, financing, permitting, construction, and project management.. Exceptional Microsoft Project, Excel and other related construction software required.. Must possess attention to detail, confidentiality, integrity, and the ability to maintain a high level of professionalism in a fast-paced dynamic environment.. Understanding of jurisdictional processes required to obtain all necessary permits and entitlements.. Experience in negotiating with contractors, knowledge of various contract forms.. Must be able to maintain a positive and productive work attitude and a team orientated mind-set.. Exceptional leadership qualities and above average communication skills with the ability to maintain good relations with Hotel Brand contacts (Marriott, Hilton and others), governmental agencies and internal associates.. Strong problem-solving abilities while not sacrificing project goals.. Ability to proactively identify critical path tasks and execute on those tasks.. Effective communication, cooperation and conflict resolution skills.. Ability to maintain a focus on both the big picture and the details.. Must be willing to travel to various project locations on a regular basis.. PC proficiency to include (but not limited to) Microsoft Office applications..
