Description

The Manager of Real Estate Market Research is responsible for overseeing the day-to-day operations of the market research team, including the direct management of the market research analysts. The Manager of Market Research will oversee the accuracy and consistency of the REC Presentations as well as site/analog selection and financial/alternate scenario analysis. In addition, the Manager of Real Estate Market Research will manage a specific geographic territory and provide strategic market planning and analysis that will be utilized in determining market potential for new store expansion, alternate concepts such as F&S and other complex, large scale ad hoc project requests for an executive management audience.

Qualifications

Manage Market Research Analysts - Provide day-to-day support for market research analysts for all aspects of their development, including on-boarding/training and increased analytical ability. Provide oversight on trade area/analog/cannibalization analysis as well as any financial or alternate scenarios that are requested by executive team. Engage in ongoing touch bases and activity work to develop analysts into future leaders.
Real Estate Committee: Work with the market research team to ensure the accuracy and consistency of all REC materials, including any ancillary scenarios not included in the package. Answer tactical questions around the methodology and presentation of executive requested analysis for REC. Function as a liaison with Real Estate/Development/RE Coordinator regarding workflow, accuracy, and synthesis in advance of REC.
Market Planning / Site Analysis: Locate store sites received from Real Estate, analyze local market dynamics, develop appropriate geographic trade areas, forecast future sales, and estimate the extent of any possible sales transfers (cannibalization) from existing or approved future stores. Provide financial analysis around the viability of potential sites through the creation of pro formas.
Real Estate Strategy: Develop nationwide or market strategy for DKS new stores, DKS existing stores, F&S and Combo Stores and GGXY stores that provides direction for RE Directors as to which areas of the country to target for expansion by examining current nationwide capacity as well as competitive factors. Present and gain concurrence with senior leadership on this strategy.
Ad-Hoc Analysis: Serve as the point person to perform and manage assorted non-recurring project requests from other internal departments typically having a mapping, demographic, competitive or financial analysis theme.

Bachelor's Degree
7-10 years of experience
Finance, Business Management or related field
Consulting, Real Estate Market Analysis, Financial Analysis or related field
Geographic Information Systems (GIS) experience preferred
Advanced Excel skills
