Project Director - Military Housing Asset Management

The Project Director is responsible for the financial viability and management of the 4,500 homes at the Fort Drum Army Military Base. In this role, you would lead a team to ensure the successful operations and management of the residential property service. You will be on-base and interact with military entities on a regular basis.
ESSENTIAL JOB FUNCTIONS, DUTIES, AND RESPONSIBILITIES

Manage client relationship and have cultural understanding ensure clear communication of the business
Maximize occupancy to ensure strong revenue and effective cost management to meet business financial objectives
Demonstrate executive level communication skills and ability to influence across multiple levels of business that range from the customer (our residents) to senior military clients.
Recognize market trends in residential property that could compete with product
Conduct day to day project administration and coordination, including management of project meetings with the Client, the Project Company, a variety of subcontractors, and other project related direct and indirect stakeholders.
Demonstrated commitment to safety with experience in OSHA regulations
Identify project opportunities and risks related to compliance
Analyze needs and market factors over multiple neighborhoods to determine recapitalization priorities and plan construction scope of works. Ensure the execution of development projects through construction completion.
Prepare and manage to annual budget and business plans
Review critical information requirements for corporate level reporting - social media, resident, incidents and injuries, etc
GENERAL BACKGROUND AND MINIMUM REQUIREMENTS
Minimum of 10 years of broad property and asset management experience preferably including single and multi-family housing.
Prior service within the military and/or experience working with military clients is a strong plus.
Excellent leadership, relationship building, client management, and communication skills.
4 year Bachelors Degree in Real Estate Development, Planning, Architecture, or related major. A Masters Degree is preferred.
