My client is one of the largest independents in Cheltenham with further plans for expansion!  We are therefore really pleased to be recruiting an Area Manager / Head of Lettings as a pivotal post for them as they continue to flourish and develop. If you are a professional, well presented individual who has a passion for the property sector and is ready for a serious career move within the industry then please read on!   This is a brand new role so there are no previous shoes to fill but it does mean that we are only interested in the highest calibre candidates who are ready to not only accept this challenge, but are prepared to be part of an organisation that wants to continue drive forward whilst they maintain and develop their position as a market leader.   Duties will include overseeing: ·The property management teams ·The lettings teams (main job role) ·The successful management of the current portfolio ·The sales process and ensuring that new rental properties are continually being brought onto the books to take to market   Whilst this is a managerial post, you will be expected to be hands on, so this role will suit someone who is still in love with the industry and who wants to maintain their position in a client facing role.   Attributes:   ·Good general Lettings Negotiation experience ·Talent in spotting and creating opportunities to expand the business ·The ability to motivate and inspire a team ·The desire to uphold high professional standards and exceed expectations of customers at every opportunity ·The ability to regulate sufficient pipeline business to ensure that there is a regular flow of properties available for rent ·Experience using Expert Agent would be advantageous, although this is not essential. ·A valid UK driving license ·An excellent work ethic   The hours of work: Monday to Friday 9.00am-5.30pm however, this can be flexible. You will be based in Cheltenham, but you will also need to work from other local locations, especially as the business grows & opens further offices. Salary up to £30k DOE with a commission structure that will offer OTE of £45k+ a year. A laptop, pool car / car allowance, phone and various other company benefits will also be on offer.
