The Opportunity
Our client is a leading international design and build specialist, delivering high-quality workplace, retail and commercial fit-out projects for some of the world's best-known brands.
Due to continued growth, they are looking to appoint an Assistant Pre-Construction Manager to join their expanding Pre-Construction team. This is an excellent opportunity for someone with a background in pre-construction, estimating or quantity surveying who is looking to develop their career within a fast-paced design and build environment.
Working closely with the Head of Commercial, Business Development, Design and Project Delivery teams, you will take ownership of projects through the pre-construction phase, supporting tenders from initial enquiry through to successful handover to the construction team.
The Role
You'll be responsible for managing multiple retail and commercial fit-out tenders, coordinating design, commercial and operational teams to produce competitive, high-quality submissions.
Key responsibilities include:
Managing projects throughout the pre-construction phase from enquiry to contract award.
Preparing and developing scopes of work, cost plans and tender submissions.
Coordinating tender programmes and ensuring submission deadlines are achieved.
Producing and reviewing Bills of Quantities and quantified cost plans.
Managing the supply chain tender process and analysing subcontractor quotations.
Working alongside the Design team to ensure projects remain within budget while maintaining design intent.
Preparing tender documentation including methodology statements, logistics plans, programmes and technical submissions.
Supporting client presentations, tender interviews and post-tender negotiations.
Identifying project risks, value engineering opportunities and commercial solutions.
Liaising with specialist consultants including MEP, structural engineers and Building Control where required.
Supporting procurement activities and assisting with project commercial management following contract award.
Managing project documentation and ensuring compliance with internal processes.
Assisting with supply chain development and maintaining strong relationships with subcontractors and suppliers.
About You
We're keen to speak with candidates who have experience within Design & Build fit-out, particularly in retail, workplace or commercial interiors.
Essential
Experience in Pre-Construction, Estimating or Quantity Surveying.
Experience working for a main contractor or design & build contractor.
Strong commercial awareness and excellent numerical skills.
Advanced Microsoft Excel skills.
Excellent communication and presentation skills.
Ability to manage multiple tenders simultaneously.
Understanding of JCT contracts.
Experience preparing cost plans and analysing subcontractor quotations.
Desirable
Experience delivering retail fit-out projects.
Knowledge of Asta Powerproject or Microsoft Project.
Experience using take-off software.
AutoCAD knowledge.
Relevant construction qualification (Degree, HNC or HND).
