Senior Surveyor - Property Management

Adecco is delighted to be partnering with a leading UK real estate organisation in the search for a Senior Surveyor to join its Property Management team in Central London. This is an opportunity to manage a prestigious commercial portfolio on behalf of institutional clients while working within a collaborative and progressive environment.

Position - Full time, 35 hours a week, 3 days in the office, 2 days working from home.
Location - City of London.
Salary - up to £53,000 (including car allowance).

About the Role

As a Senior Surveyor, you will provide expert leadership in the management of complex commercial property assets. The role requires strong technical expertise, commercial awareness, strategic thinking, and the ability to mentor junior colleagues while delivering exceptional client service.

Client Relationship Management

Act as the primary point of contact for Asset Managers and key stakeholders.
Provide expert advice on a range of property management matters.
Demonstrate strong commercial awareness in client-facing situations.
Build and maintain trusted client relationships.

Lease & Legal Management

Manage occupier applications including alterations and assignments.
Oversee lease-related matters and provide recommendations to stakeholders.
Ensure compliance with lease covenants and resolve related issues.
Apply landlord and tenant legislation and relevant case law effectively.
Liaise with legal and specialist advisers when required.

Financial Management

Work closely with finance teams on budgeting, reporting and cashflow management.
Provide guidance on debt recovery matters.
Maintain accurate occupier ledgers and resolve discrepancies promptly.
Manage purchase orders, invoices and financial trackers.

Service Charge Administration

Prepare and manage service charge budgets and reconciliations in line with RICS standards.
Respond to occupier queries relating to service charges.
Review service charge apportionments and landlord liabilities.
Support initiatives to minimise void costs.

Property Operations

Carry out regular property inspections and prepare detailed reports.
Maintain operational standards across managed properties.
Support major works and site-based projects.
Ensure health & safety and insurance compliance requirements are met.

Team Leadership

Provide guidance and mentorship to junior surveyors and graduates.
Support colleagues on technically complex matters.
Encourage professional development and knowledge sharing within the team.

Skills & Qualifications

Advanced commercial property management experience.
Strong understanding of lease structures and landlord & tenant matters.
Financial and service charge management expertise.
Knowledge of RICS professional standards and compliance requirements.
Understanding of ESG and sustainability principles within property management.
MRICS qualification preferred or working towards equivalent professional status.
