Senior Estates Manager

Location: Welwyn

Job Type: Contract - Long Term

Salary: £650 per day

We are seeking an experienced Senior Estates Manager to lead our client's estates team on a long-term contract basis. This pivotal role is based in Welwyn, working directly with the council. The ideal candidate will be a dynamic professional who is ready to handle responsibilities in a fast-paced environment and lead a team towards achieving strategic estate management goals.

Day-to-Day Responsibilities:

Leadership and Management: Direct and oversee the estates team, ensuring effective management and coordination of activities.

Strategic Estate Management: Develop and implement strategies for the management of the council's property portfolio, including planning for future developments and disposals.

Covenant and Deed Management: Manage covenant and deed releases, ensuring compliance with local regulations and historical restrictions.

Rent Reviews and Valuations: Oversee rent reviews and engage in property valuation for freehold reversion and lease extensions under the Leasehold Reform and Urban Development Act 1993 and the Leasehold Reform Act 1967.

Stakeholder Engagement: Work closely with local residents, businesses, and other stakeholders to facilitate lease extensions and manage property-related transactions effectively.

Compliance and Reporting: Ensure all estate activities comply with legal standards and council policies, and report on the team's progress and challenges.

Required Skills & Qualifications:

Professional Experience: Extensive experience as an Estates Surveyor, with a significant track record in commercial landlord and tenant engagements, particularly within a local authority context.

Leadership Skills: Proven ability to lead and manage teams effectively in a high-pressure environment.

Technical Knowledge: Strong technical knowledge in handling covenant releases, consents, and complex property valuations.

Local Market Understanding: Excellent understanding of the local property market and the specific challenges and opportunities it presents.

Communication Skills: Exceptional communication and negotiation skills, capable of effectively managing relationships with various stakeholders.

Educational Qualifications:

A Bachelor's degree in Surveying, Real Estate, or a related field is essential.

Professional Accreditation:

Membership of a recognised professional body such as the Royal Institution of Chartered Surveyors (RICS) is highly desirable, with MRICS or FRICS status preferred.
