Location: Poole, Dorset

Hours: 9:00am – 5:00pm (Monday – Friday)

Salary: £26,000 – £27,000 per annum (Depending on Experience)

Contract: Full-time, Permanent

About the Opportunity

We are currently recruiting on behalf of a highly regarded, progressive legal practice based in Poole who are looking to appoint an organised and proactive Commercial Property Paralegal to join their expanding team.

In this pivotal support role, you will work closely with established solicitors, playing a key part in coordinating a diverse range of commercial property transactions from inception to post-completion. This is an exceptional opportunity for a driven legal professional to join a collaborative, growing department that actively champions internal career progression and structured professional development.

Key Responsibilities

Working alongside the specialist legal team, your day-to-day duties will include:

* Transactional Support: Assisting solicitors with commercial property transactions, including acquisitions, disposals, leases, refinances, and development matters.

* Documentation Preparation: Drafting and preparing essential legal documents, including leases, licences, assignments, reports, and completion statements.

* Investigations & Searches: Undertaking detailed title investigations, reviewing Land Registry documentation, and managing property searches and results.

* Registrations & Tax Submissions: Preparing and submitting Land Registry applications and Stamp Duty Land Tax (SDLT) returns accurately.

* Post-Completion Management: Overseeing post-completion administration, managing key deadlines, and maintaining accurate case management records.

* Client & Third-Party Liaison: Communicating professionally with clients, lenders, agents, surveyors, local authorities, and other legal representatives to provide transaction updates.

* Compliance & Risk Management: Conducting client due diligence and anti-money laundering (AML) checks when opening new files, ensuring strict adherence to regulatory requirements and firm policies.

* File Administration: Managing electronic and paper filing systems, assisting with billing processes, and preparing invoices.

To be successful in this position, you should bring a strong administrative foundation within a legal environment alongside a meticulous eye for detail:

* Legal Support Background: Prior experience working within a legal support or paralegal capacity, with a practical understanding of commercial property transactions and procedures.

* Technical Knowledge: Practical familiarity with Land Registry applications, SDLT submissions, and commercial leases.

* Organisational Skills: Outstanding time management capabilities with a proven ability to manage multiple tasks, prioritise busy workloads, and meet strict transactional deadlines.

* Communication & Relationship Building: Excellent written and verbal communication skills, with a professional, client-focused approach.

* Systems Literacy: High proficiency in standard IT applications, Microsoft Office, and legal case management systems.

* Personal Attributes: A reliable, proactive, and collaborative team player who can work productively both independently and as part of a supportive team.
