Mechanical Project Manager
London | Commercial Fit-Out & Refurbishment | Permanent
£65,000 - £80,000 + package
If you’re tired of being pulled onto the same type of job over and over again, this is a chance to get into proper London commercial M&E work with variety, pace and technical depth.
You will be joining a building services contractor delivering mechanical and M&E projects across commercial fit-out, refurbishment, plant replacement and high-spec workplace schemes. The work is fast-moving, client-facing and varied, with projects ranging from smaller live refurbishments through to multi-million-pound commercial fit-outs and major plant upgrade schemes.
This is the type of role that gives you more than just programme pressure and subcontractor chasing. You will be involved in the full project cycle, from mobilisation and procurement through to installation, commissioning and handover. You will have direct contact with clients, main contractors, consultants, site teams and supply chain partners, with proper ownership over the mechanical delivery.
The projects are the right kind of technically demanding. CAT B office fit-outs, occupied building refurbishments, plantroom upgrades, chiller and cooling tower replacements, AHU works, landlord upgrades and high-end commercial spaces. Good jobs, recognisable clients and enough complexity to keep you interested.
What you’ll be doing
You will take responsibility for the mechanical delivery of London commercial fit-out, refurbishment and plant upgrade projects.
You will manage mechanical packages across LTHW, CHW, ventilation, ductwork, AHUs, FCUs, VRF, public health, plumbing, drainage, gas, thermal insulation, controls interfaces and associated HVAC systems.
You will work closely with clients, main contractors, consultants, design teams, supervisors, subcontractors, suppliers, commissioning teams and internal commercial teams.
You will manage programme, procurement, labour, subcontractors, RAMS, technical submissions, RFIs, variations, progress reporting, QA, testing, commissioning and O&M information.
You will make sure mechanical works are properly coordinated with electrical services, controls, fire alarm, sprinklers, builders work, architectural finishes and live building constraints.
You will drive site teams and subcontractors while keeping control of safety, quality, progress and commercial performance.
You will support design reviews, buildability input, value engineering and technical problem solving where drawings, existing services or site conditions need proper thought.
You will keep clients updated, protect relationships and make sure projects are delivered properly from start to finish.
What you’ll need
You will need experience as a Mechanical Project Manager, Mechanical Contracts Manager, Mechanical Package Manager or Senior Mechanical Project Engineer.
You will need strong mechanical building services experience, ideally gained with an M&E contractor or mechanical contractor.
Commercial fit-out, refurbishment, plant replacement, workplace, hospitality, leisure, healthcare, education or technically detailed building services experience would all be relevant.
You should have a good technical understanding of mechanical systems including LTHW, CHW, ventilation, ductwork, AHUs, FCUs, VRF, public health, plumbing, drainage, BMS interfaces and commissioning requirements.
You will need to be comfortable managing projects commercially as well as operationally, including procurement, variations, cost control, subcontractor performance and client reporting.
You should be confident managing supervisors, engineers, subcontractors and labour in a fast-paced project environment.
SMSTS, CSCS and a mechanical trade or building services background would be highly beneficial.
Why this role
This is a strong move for a Mechanical Project Manager who wants better projects, more variety and proper ownership.
You will not be stuck delivering the same repetitive package for years. You will be working across London commercial projects where the plant, services coordination, programme, client relationship and handover all matter.
The business has a strong track record across high-end workplace fit-out, commercial refurbishment, full M&E delivery, plant replacement and fast-track project work. That gives you the chance to build a stronger project portfolio while staying close to the technical detail.
For a Mechanical Project Manager who wants a permanent role with proper responsibility, client exposure and room to keep developing, this is a very good opportunity.
