Procter Street are recruiting on behalf of a leading UK construction developer for an experienced Business Development Manager to drive growth across the industrial and logistics sector. This is a high-impact opportunity for a commercially astute business development professional with a proven track record of securing new opportunities and building long-term client relationships within the delivery of industrial warehouses, distribution centres and large-scale “big shed” developments.

Our client has an established reputation for delivering high-quality projects and is seeking an individual who understands how to identify opportunities early, influence decision makers and convert relationships into secured work.

The Role

As Business Development Manager, you will be responsible for generating and securing new business opportunities across the industrial and logistics market. Working closely with senior leadership, pre-construction and delivery teams, you will lead market engagement activities and develop strategic relationships with developers, occupiers, consultants, investors and key stakeholders.

Success in this role will be measured by your ability to create pipeline, position the business effectively and ultimately win projects.

Key responsibilities:

* Develop and execute a business development strategy focused on industrial and logistics construction opportunities across the UK.

* Identify, qualify and convert opportunities for industrial warehouse, distribution, fulfilment and large-scale “big shed” developments.

* Build and maintain relationships with developers, landowners, occupiers, project managers, consultants and industry influencers.

* Lead client engagement activity from early-stage market intelligence through to bid conversion.

* Support pre-construction and estimating teams to ensure compelling and commercially competitive submissions.

* Maintain a strong market presence through networking, industry events and targeted client engagement.

* Provide regular pipeline reporting, forecasting and market insight to senior stakeholders.

* Collaborate internally to align operational capability with business growth objectives.

About You

We are looking to speak with candidates who can demonstrate:

* Proven experience in a Business Development, Client Development or Work Winning role within the UK construction or development sector.

* A strong and demonstrable record of winning work specifically within industrial warehouses, logistics facilities and large-format “big shed” developments.

* Established relationships across the industrial and logistics market.

* Strong understanding of construction procurement routes, development cycles and pre-construction processes.

* Experience influencing and engaging senior stakeholders and decision makers.

* Commercial awareness and the ability to translate relationships into secured revenue.

* Excellent communication, presentation and negotiation skills.

* A strategic mindset combined with a proactive, hands-on approach.
