You can usually tell within the first fortnight whether the commercial team runs the job or just reacts to it. If you've spent the last few years doing the second one — chasing sign-off, chasing information, chasing your own PM — this is the other version.
We're recruiting for a main contractor with one of the busiest residential-led pipelines in the Midlands right now: build-to-rent, PBSA, the occasional hotel scheme thrown in. You'd take genuine ownership of the commercial function on live schemes typically ranging from £40m to £90m — subcontractor packages, valuations, cost-to-complete, variations — not the leftover bits a senior QS didn't want.
What you'll need:
* Main contractor experience — which sector you built it in matters less than the fact you've built it
* New-build residential experience (BTR, PBSA, or similar) will help you hit the ground running — but it's not a hard line if the rest of your background stacks up
* Working knowledge of JCT, solid enough that you're not relying on someone else to interpret it for you
* A hardworking, ambitious approach — this is a genuine platform to push on, not tick over
