Project Manager – Legacy Works | Tier 1 Main Contractor | London
A leading Tier 1 Main Contractor is seeking an experienced Project Manager to join its specialist Legacy Works team, delivering a diverse range of projects across London.
Unlike traditional new-build schemes, this role focuses on upgrading, refurbishing and maintaining existing buildings, with projects ranging from roof replacements and structural remedial works through to complex phased refurbishments, building decants and occupied building upgrades. No two projects are the same, making this an excellent opportunity for a seasoned Project Manager who enjoys problem-solving and thrives in technically challenging environments.
The successful candidate will take ownership of projects from inception through to completion, ensuring works are delivered safely, on programme, within budget and to the highest quality standards while maintaining excellent relationships with clients and stakeholders.
Key Responsibilities
* Managing multiple legacy and refurbishment projects across London.
* Planning and coordinating works within live, occupied environments.
* Leading project teams, subcontractors and site management to achieve successful project delivery.
* Acting as the primary point of contact for clients, consultants and key stakeholders.
* Identifying and resolving technical and logistical challenges throughout the project lifecycle.
* Managing programmes, procurement, commercial awareness and project reporting.
* Ensuring the highest standards of health, safety, quality and environmental compliance.
* Driving client satisfaction and securing repeat business through exceptional project delivery.
Requirements
* Proven experience delivering refurbishment, fit out, remediation or maintenance projects for a main contractor.
* Strong technical construction knowledge with the ability to solve complex site issues.
* Comfortable managing projects within existing and occupied buildings.
* Excellent communication and stakeholder management skills.
* Ability to build strong client relationships and represent the business professionally.
* Commercial awareness and experience managing project programmes and budgets.
* Relevant construction qualification (HNC/HND, Degree or equivalent) preferred.
* SMSTS, CSCS and First Aid certification.
