Quantity Surveyor – Reactive Repairs & Voids

Salary: £45,000 - £65,000 (DOE) + Benefits

Our client is a well-established and highly respected construction and property services contractor with over 50 years of industry experience and an annual turnover exceeding £55 million.

As a family-owned business, they have built a strong reputation for delivering high-quality construction, refurbishment, retrofit, roofing, reactive repairs, and maintenance services across London and the Southeast. Working with both public and private sector clients, they undertake projects ranging from £5 million to £50 million for local authorities, housing associations, schools, hospitals, and commercial organisations.

Due to continued growth and the successful expansion of their property services division, they are now seeking an experienced Quantity Surveyor with a strong background in reactive repairs and voids to join their commercial team.

The Role

As Quantity Surveyor, you will be responsible for managing the commercial performance of reactive repairs and void works contracts, primarily within the social housing sector. Working closely with operational and client teams, you will ensure contracts are delivered profitably, efficiently, and in line with contractual requirements.

The successful candidate will have experience managing high-volume maintenance environments, including responsive repairs, void property refurbishments, and planned maintenance frameworks.

Key Responsibilities

* Manage the commercial delivery of reactive repairs and voids contracts from inception to final account.

* Control budgets, forecasts, cost plans, valuations, payment applications, and financial reporting.

* Review, negotiate, and manage subcontractor packages, accounts, variations, and change control processes.

* Monitor contract performance, identify risks and opportunities, and drive cost efficiencies.

* Prepare CVRs and commercial reports while ensuring contractual compliance.

* Provide commercial support to operational teams and maintain strong client and stakeholder relationships.

* Assist with tenders and pricing activities when required.

Requirements

* Proven Quantity Surveying experience within reactive repairs, maintenance, and voids contracts.

* Strong knowledge of social housing maintenance frameworks, schedules of rates, and contract administration.

* Experience working with local authorities, housing associations, or other public-sector clients.

* Skilled in valuations, variations, final accounts, financial reporting, and commercial management systems.

* Strong commercial, negotiation, communication, and stakeholder management skills.

* Full UK driving licence.

Desirable

* Degree in Quantity Surveying, Commercial Management, or a related discipline.

* RICS/CIOB membership or progression towards professional accreditation.

* Knowledge of NHF Schedule of Rates and responsive maintenance environments.
