Mechanical Project Manager

Role Overview

Reporting to the Contracts Manager, the Mechanical Project Manager will be responsible for the planning, coordination, management, and successful delivery of the mechanical package from installation through to testing, commissioning, and final handover. The role requires strong leadership, technical expertise, and commercial awareness to ensure projects are delivered safely, on programme, within budget, and to the highest quality standards.

Key Responsibilities

* Lead the day-to-day management and successful delivery of the mechanical package.

* Manage two Mechanical Site Managers and oversee a workforce of approximately 40–60 mechanical operatives and subcontractors.

* Coordinate all mechanical works with the Electrical Project Team to ensure seamless MEP integration.

* Develop, monitor, and update construction programmes, including subcontractor look-ahead schedules, identifying risks and implementing recovery plans where required.

* Manage subcontractor performance, quality, productivity, programme compliance, procurement, and material deliveries.

* Attend and lead project, progress, commissioning, and client meetings while producing regular progress reports for senior management.

* Oversee document control using Procore and Viewpoint, ensuring accurate project records and timely close-out of CMT actions.

* Work closely with the commercial team on cost control, procurement, variations, change management, and contractual matters.

* Coordinate testing, commissioning, witnessing, specialist subcontractors, and the preparation of commissioning documentation and handover packs.

* Manage quality assurance, inspections, defect resolution, apartment handovers, weekly dependency trackers, and Health & Safety compliance throughout the project.

* Build strong relationships with clients, consultants, subcontractors, and internal teams while supporting the Contracts Manager in the successful delivery of the project.

Candidate Requirements

* Proven experience as a Mechanical Project Manager delivering high-value residential, commercial, or mixed-use developments.

* Strong technical knowledge of HVAC, ventilation, public health, sprinkler, smoke control, BMS, and mechanical building services.

* Experience managing large mechanical packages from pre-construction through to practical completion.

* Strong understanding of programme management, commissioning, testing, project handover, procurement, and commercial processes.

* Experience managing multidisciplinary site teams and specialist subcontractors.

* Commercial awareness with experience in cost control, variations, and contractual administration.

* Proficiency in Procore, Viewpoint, and Microsoft Office.

* Ability to interpret drawings, specifications, programmes, and technical documentation.

* Excellent leadership, communication, organisational, and problem-solving skills.

* Ability to manage multiple priorities while maintaining high standards of safety, quality, and project delivery.

Mechanical Services Experience

Applicants should have experience delivering:

* Ventilation systems (plastic, galvanised, and fire-rated)

* Air conditioning (AC) systems

* Commercial and residential sprinkler systems

* Dry riser installations

* MLCP and copper pipework

* Smoke ventilation and smoke control systems

* Building Management Systems (BMS)
