Freelance Senior Quantity Surveyor based in Northampton
The Senior Quantity Surveyor will support the Project Director in delivering a new build student accommodation (£20m mainly Pre-Fabrication project with some traditional on site works already underway), ensuring effective cost control, procurement strategy, and commercial management across all stages of the project lifecycle.
Senior Quantity Surveyors key responsibilities
Commercial & Cost Management
• Prepare and manage project budgets, cost plans, and forecasts
• Undertake cost reporting with clear variance analysis
• Manage cash flow forecasting and cost value reconciliation (CVR) as required
• Track and control project expenditure against approved budgets
Procurement
• Lead the procurement of subcontract packages from pre-tender to award
• Prepare tender documentation, pricing schedules, and scopes of work
• Analyse tenders and make commercial recommendations
• Negotiate terms with subcontractors and suppliers to achieve best value
• Ensure packages align with overall procurement strategy and programme
Contract Administration (JCT)
• Administer contracts under JCT forms (e.g., Design & Build, Standard Building Contract)
• Manage variations, instructions, and change control procedures
• Prepare and assess interim valuations and final accounts
• Handle payment applications, notices, and certifications
• Support dispute avoidance and resolution in line with contract provisions
Risk & Value Management
• The Senior Quantity Surveyor will be able Identify and manage commercial risks and opportunities
• Contribute to value engineering and cost-saving initiatives
• Monitor contractual compliance and flag risk areas early
The Senior Quantity Surveyor will have:
• Minimum of 10 years proven experience as a Quantity Surveyor
• Strong working knowledge of JCT contract suites
• Demonstrable experience in procuring subcontract packages
• Experience working on medium to large-scale projects with knowledge of modular build
• Track record of managing cost control and reporting processes
