Site Manager – Planned Works (Haringey Contract)Location: Haringey, North LondonWe are looking for experienced Site Managers to join our team delivering planned maintenance and refurbishment works across the London Borough of Haringey.
This is an excellent opportunity to join a leading property services provider working in partnership with Haringey Council, delivering high-quality improvements to occupied residential properties while maintaining exceptional standards of customer service and health & safety.
The RoleAs Site Manager, you will be responsible for the day-to-day management of planned works across multiple residential sites, ensuring projects are delivered safely, on time, within budget, and to the highest quality standards.
Working closely with residents, subcontractors, client representatives, and internal teams, you will ensure works are completed with minimal disruption while maintaining excellent communication throughout each project.
Key Responsibilities
Manage and supervise day-to-day site operations across multiple planned works projects.
Ensure all works are completed safely, on programme, within budget, and to the required quality standards.
Coordinate subcontractors, direct labour, suppliers, and materials.
Monitor programme performance and proactively resolve site issues.
Carry out quality inspections and ensure all completed works meet contractual specifications.
Maintain accurate site records, reports, and health & safety documentation.
Conduct site inductions, toolbox talks, and regular safety inspections.
Ensure compliance with all Health & Safety legislation, company procedures, and CDM regulations.
Build positive working relationships with residents, client representatives, and stakeholders.
Work closely with Resident Liaison Officers to minimise disruption and deliver excellent customer satisfaction.
Typical WorksProjects may include:
External wall repairs and brickwork
Roofing replacements and repairs
Window and door replacement programmes
Scaffolding management
External and internal decorating
Concrete and structural repairs
Communal area improvements
Cyclical maintenance programmes
General refurbishment and property improvement works
What We're Looking ForThe successful candidate will have:
Previous experience managing planned maintenance or refurbishment projects within the social housing sector.
Experience working on occupied residential properties.
Strong leadership and organisational skills.
Excellent communication and customer service skills.
Ability to manage multiple workstreams and prioritise effectively.
Good knowledge of construction processes, quality control, and Health & Safety legislation.
