Senior Quantity Surveyor

Location: Leicestershire / East Midlands

The Opportunity

Our client is a leading UK residential developer with an excellent reputation for delivering high-quality homes and communities across the country. Due to continued growth, they are looking to appoint an experienced Senior Quantity Surveyor to join their commercial team in the East Midlands region.

This is a fantastic opportunity for an established Senior Quantity Surveyor with housebuilding experience to take ownership of multiple residential developments, managing costs from land acquisition through to final account and supporting the successful delivery of projects across the region.

The Role

Reporting into the Commercial Manager, you will be responsible for the commercial management of several housing developments, ensuring projects are delivered within budget while maximising profitability and maintaining strong relationships with subcontractors and internal stakeholders.

Key Responsibilities

Full commercial management of multiple residential developments.
Prepare and manage detailed cost plans, budgets, forecasts, and financial reports.
Calculate and monitor prime costs including labour, materials, infrastructure, remediation, and subcontract packages.
Maintain and reconcile development infrastructure budgets across phased schemes.
Identify and implement value engineering opportunities to improve project margins.
Prepare and maintain schedules of quantities and cost databases.
Procure and manage subcontractor packages, including valuations, variations, payments, and final accounts.
Monitor cost movements and provide regular reporting on budget performance, savings, and cost overruns.
Undertake monthly valuations and work-in-progress assessments.
Support land acquisition activities through cost planning and feasibility assessments.
Assist with Housing Association contracts, valuations, and commercial negotiations.
Manage customer options pricing and associated subcontractor procurement.
Support customer care teams in assessing commercially viable defect resolution strategies.
Attend project meetings, pre-start meetings, and site reviews as required.
Ensure compliance with relevant Building Regulations, Health & Safety legislation, and industry standards.

Candidate Requirements

Proven experience as a Quantity Surveyor or Senior Quantity Surveyor within the housebuilding sector.
Strong understanding of residential development costs, procurement, and commercial reporting.
Knowledge of Building Regulations, NHBC standards, and Health & Safety requirements.
Excellent negotiation and stakeholder management skills.
Strong commercial acumen and attention to detail.
Working knowledge of construction contracts and contract law.
Proficient in Microsoft Office and commercial management systems (COINS experience advantageous).
Degree or equivalent qualification in Quantity Surveying, Commercial Management, or a related discipline.
Membership of, or working towards, RICS or CIOB would be beneficial.
