Voids Operations Manager / Contracts Manager (Social Housing – Office Based)

Location: Bedfordshire Sector: Social Housing – Voids & Property Refurbishment

Our client, a long‑established national provider of property services within the social housing sector, is seeking to appoint an experienced Voids Operations Manager / Contracts Manager. With over 20 years of proven delivery across social housing, health and defence environments, the organisation is recognised for its robust in‑house delivery model, covering voids refurbishment, responsive maintenance and planned works.

This is a pivotal, fully office‑based role responsible for leading the operational delivery of a high‑volume voids refurbishment contract. The successful candidate will oversee office teams, coordinate field operatives, and act as the primary point of contact for the client, ensuring void properties are turned around efficiently, safely and to the highest standard.

Key Responsibilities

*

Take full operational ownership of the voids refurbishment contract, ensuring turnaround times, KPIs and client expectations are consistently achieved

*

Oversee and drive performance of field operatives and subcontractors, ensuring productivity, quality and compliance standards remain high

*

Lead, support and develop the office‑based scheduling and administration team, providing structure, direction and daily operational oversight

*

Act as the primary escalation point for operational issues, ensuring swift and effective resolution to minimise delays

*

Maintain strong working relationships with housing association and local authority clients, ensuring clear communication and service transparency

*

Analyse performance data, identifying underperformance or risk areas and implementing corrective actions to protect programme delivery

*

Manage contract profitability, including cost control, resource planning, supply chain management and commercial reporting

*

Provide regular operational and financial updates to senior leadership and Board level

*

Ensure seamless coordination between office teams, operatives and subcontractors to deliver a high‑quality customer and client experience

*

Oversee health & safety compliance across all voids activities, ensuring safe working practices and adherence to legislation

About You

*

Proven experience in a similar operational role within social housing, voids refurbishment, planned works or maintenance services

*

Strong understanding of KPI‑driven, fast‑paced service delivery environments

*

Experience managing planners/schedulers and coordinating multi‑trade field‑based teams

*

Commercially astute, with the ability to manage performance, budgets and contract profitability

*

A confident communicator capable of managing client relationships at all levels

*

Highly organised, proactive and solutions‑focused, particularly when working to tight deadlines

*

Strong leadership skills with the ability to motivate and develop teams
