Lettings Property Manager / Senior Property Manager
Location: Nottingham

⭐ About the Role
We're looking for an organised, confident and proactive Property Manager (or Senior Property Manager) to join a busy, modern Lettings team in Nottingham. You'll be the first point of contact for tenants, responsible for keeping the portfolio compliant, well‑maintained and delivering a smooth, high‑quality rental experience.
This role is solely within the lettings team - no block management, no commercial, no distractions.
🛠️ Key Responsibilities
Communicating with tenants to resolve queries around maintenance, rent and anti‑social behaviour
Triaging maintenance issues and instructing contractors for timely, effective repairs
Updating the property management system (Re-Leased) with maintenance works, rent reviews, documents and reminders
Conducting viewings and carrying out basic applicant vetting
Performing rent reviews and negotiating with tenants
Providing accurate guidance on lettings legislation to support the wider team
Ensuring properties meet regulatory and habitability standards
Managing compliance across the portfolio (EPCs, EICRs, GSCs, etc.)
Issuing legal notices, including Section 8 and Section 13
Supporting the team with ad hoc duties as required
🎓 What We're Looking For
Experience in residential lettings or property management
Strong communication and organisational skills
Confidence handling tenant queries and problem‑solving
Understanding of lettings legislation (or willingness to learn quickly)
Ability to manage compliance and deadlines
ARLA qualification is a bonus, but not essential
