Key Account Manager – Facilities Management (M&E, HVAC & Fire & Security)

The Opportunity
Our client is a leading Facilities Management and Building Services provider, delivering planned and reactive maintenance solutions across Mechanical & Electrical (M&E), HVAC, and Fire & Security disciplines. Due to continued growth and a strong pipeline of national contracts, they are seeking an experienced Key Account Manager to join their team.
This is an excellent opportunity for a commercially focused account management professional who thrives on building long-term client relationships, driving service excellence, and identifying opportunities for account growth within a technically led FM environment.
The Role
As Key Account Manager, you will take ownership of a portfolio of strategic FM clients, ensuring exceptional service delivery, contractual compliance, and commercial performance. Acting as the primary point of contact, you will work closely with operational teams, engineers, and senior stakeholders to ensure client expectations are consistently exceeded.
You will be responsible for maintaining strong customer relationships, managing contract performance, identifying additional service opportunities, and supporting business retention and growth initiatives.
Key Responsibilities
Manage and develop relationships with key FM clients across M&E, HVAC, and Fire & Security contracts.
Act as the primary escalation point for client queries, issues, and service requests.
Conduct regular client review meetings and present performance reports against agreed KPIs and SLAs.
Work collaboratively with operational and technical teams to ensure effective service delivery.
Monitor contract performance, profitability, and customer satisfaction levels.
Identify opportunities for contract expansion, upselling, and cross-selling of additional FM services.
Support contract renewals, variations, and commercial negotiations.
Ensure compliance with all contractual obligations, statutory requirements, and health & safety regulations.
Produce accurate management reports, forecasts, and account development plans.
Drive continuous improvement initiatives and implement solutions that enhance client outcomes.
Build strong relationships with procurement teams, facilities managers, estates teams, and senior decision-makers.
Support mobilisation of new services and projects within existing accounts.
Candidate Requirements
* Proven experience in a Key Account Manager, Account Manager, Client Relationship Manager, or Contract Manager position within Facilities Management, Building Services, or Engineering Services.
* Strong understanding of M&E maintenance, HVAC systems, and/or Fire & Security services.
* Demonstrable experience managing multi-site or national FM contracts.
* Commercially astute with experience managing budgets, margins, and contract profitability.
* Excellent stakeholder management and relationship-building skills.
* Strong communication, presentation, and negotiation abilities.
* Ability to analyse performance data and produce meaningful client reports.
* Highly organised with excellent project and time management skills.
* Full UK Driving Licence.
Desirable
Experience working within a hard services FM environment.
Knowledge of CAFM systems and performance reporting platforms.
IOSH, NEBOSH, or relevant FM qualifications.
Understanding of compliance-led environments including healthcare, retail, commercial, manufacturing, or public sector facilities.
