The Role:
As the Senior Property Surveyor, you will lead the investigation and resolution of non‑routine repairs, including damp and mould, structural issues and specialist works. You will manage and support a team of surveyors, ensuring accurate diagnosis, strong performance and consistent service delivery across the team.
Working closely with internal stakeholders, you will play a central role in ensuring homes are safe, compliant and well‑maintained, while contributing to continuous service improvement and a positive resident experience.
Key Responsibilities:
* Act as the technical lead within the team, supporting surveyors in diagnosing and resolving complex building defects.
* Manage a small team alongside your own caseload, covering repairs, damp & mould, insurance works and specialist issues.
* Lead on diagnosing building faults using knowledge of building pathology, HHSRS and damp and mould.
* Ensure Category 1 & 2 hazards are accurately identified and managed appropriately.
* Provide technical guidance, post‑inspection support and quality assurance across all works.
* Ensure systems, records and compliance requirements are maintained and up to date.
* Support delivery of ad‑hoc planned works and contribute to service improvements.
* Review home improvement requests to protect housing stock and ensure compliance.
* Work collaboratively across teams to enhance service delivery and resident satisfaction.
What We’re Looking For:
* Proven experience managing a team and handling complex repairs and maintenance issues.
* Strong technical knowledge of housing construction, diagnostics and building pathology.
* In‑depth understanding of damp and mould and the application of HHSRS.
* Experience working with NHF Schedule of Rates.
* Excellent communication skills with the ability to explain technical issues clearly to residents.
* Strong problem‑solving approach with a focus on delivering right‑first‑time outcomes.
* Ability to work collaboratively with both technical and non‑technical stakeholders.
* Proactive mindset with a commitment to quality, compliance and continuous improvement.
Working Arrangements:
* Hybrid working with a blend of office, site and home working.
* Regular presence in the office and on site required
